I would do the new vinyl plank flooring. Have put it in a few houses and looks surprisingly good. Also is water proof.

When styles change in 10 years will be easy to remove as opposed to tile.

I do not believe that ramp has ever reopened after Irma. The ramp at mm54 is your best bet. Unless you are like the guy above with a really big boat or an inboard, if so, then use 33rd.
