Default Acreage between mobile and Pcola...

Hey all. The wife and I are looking for a small piece of acreage in the Escambia/Baldwin county area. We would be satisfied with an acre that we could park a boat and rv on and eventually drop utilities and build a workshop/barn on. Does anyone know:

1) of any small acreage for sale reasonably priced?

2) what should one expect to pay for acreage in the area?

i am seeing wide varying prices and very little available.

x2 what he said above. If you find yours and you have some leads you end up passing on send them my way please JC. If I see anything I pass on I will also send it your way.

The problem I am finding is that since OWA went up everyone is seeing dollar signs and thinks their property value went up 10,000%

I may be wrong, it I think the market it going to stabilize soon. It’s been way too good for way too long. I just want an acre to be able to make a home base on and to get the heck out of Missouri in the winter. This -10 degree weather is killing me. And I would rather be working on the boat down there then here!!

PM me your contact info and budget. A friend deals in land here in PCola and he may be able to help. I think he may have a parcel listed here in SW PCola.

I would try to look in Alabama for the ridiculously low property taxes. Later if you purchase cars & boats, you'd only be paying 2 1/2% sales taxes or so. Florida has no state income taxes, however defined pensions and social security income in Alabama is not taxed. Whenever I make some 401K withdrawals, I'll have to pay about 5% income tax--unless big medical bills reduce my tax load (like this year.).
You should be above to find some land without problems. But if you think it's warm down there in Winter, don't think it to be like Miami. They get 4 seasons along the Gulf Coast and I would consider winters to be moderate in temperature.

Thanks for the info. I know it isn’t south Florida but in making the dollar stretch, south Florida is unrealistic, at least at this point. We do love it over there, though. We just want to be close to the water and we really like it down there.

Ideally id love to be somewhere around Stuart.

Landflip, no. Landwatch, yes. As well as Craigslist, Facebook marketplace and 15-20 other real estate/property sites.
