I was going to recommend VO. Pretty cool place. You can find rentals there through AirBNB, VRBO, or through their on-site real estate agent. https://waterfrontkeys.com/

Probably over 90% of the places there have boat dockage right to the back of the house. Houses are pretty small. I think they are limited to 900 sq. ft under air. Pretty cool place.

Boat ramp is central to the park. Launch then take the boat over to the house you rent. There is trailer parking near the ramp, but if that fills up, there is also an off-site locked storage yard just down the road.

Trailing the boat down with wife & kids. And occasional trip with another couple of two.
I do not need WEEK RENTALS. I'm looking Thursday-Sunday etc. I understand some have rules were they cannot do this.
BUT if you can please PM me.
The problem with that plan is it requires the owner of the property to black out 2 full weeks from the calendar for a 4 day rental, if you as an owner are following the law. Most all rentals rent from Sat to Sat. I would think looking for a hotel or motel would be the best choice. If you could figure out your dates in advance you could book them early.

I've got 5 queen beds however I can only legally house 6 people by Monroe county law (1 person per 200 sq')

Are you sure? I think I remember my property manager saying 2 people per bedroom and 2 additional (3 bedroom=8 people).

100% sure for KCB...not so sure about the rest of the keys however I remember seeing the same rules when pulling the license in Marathon.

Maybe KCB, but not a "Monroe County" rule. Check the last page of the rental application #2 http://www.ci.marathon.fl.us/downloa...oad.php?id=824
