Key Largo Bay versus Ocean side

Not making it to Key Colony as much so decided to look at another property closer to Miami. Pros and cons of bay or ocean side? Adams cut seems like a beating considering key colony in 5 minutes your on either wide.
I know rentals are monthly but is it easy to get snowbirds? Are summer months easy to rent ?
Most homes in largo I noticed at not CBS. Had this hurt appreciation?
Marathon is very different but want to be as educated in process.

Friend owned bayside to the south of cut. Narrow canal and about an hour out to ocean, most all no wake. Two story with legal downstairs eff. Small lot and cutout in canal. Never rented but sold quickly two years ago.

Because of the prevailing trade winds, people have told me that own bayside that there are more noseeums and they would have preferred ocean side. I'm ocean side and never had any bugs in 15 years....

Owned my property for the last 10 years. No complaints. Whit Irma, oceanside properties got hit bad, same area bayside nothing or very little damage happened. Yes, you need to go either north Largo Sound or east largo sound to get to the ocean, but you get use to it, got area to catch bait before fishing . I am remodeling the property to either sell it or rent. 3 Bed 3 Bath 1500 sq ft. because I am not using it as frequently as before. It takes me an hr to get from my house in Miami to the one in Key Largo.

Bay Side has better view in my opinion... but prevailing winds make Oceanside a bit nicer to sit on the deck ....
Would try and find something a bit lower for Ocean access --- closer to Tavernier .....

What's the story with that place? I was walking around looking at it a month ago. It looks like such a fantastic property but they have let it go to crap?? Everything was in terrible shape and looks like they haven't fixed it up since the hurricane... seems like such a sad thing, could be amazing, but feels like a trailer park version of a yacht club.. for example, when existing the property, you run over one of those spike things that are designed to pop tires of cars coming the wrong way. Every tooth but 1 is broken.. it doesn't seem like it would cost that much to fix a few picnic tables, tiki huts and the spike strip...

Have friends on the bayside and Oceanside in Key Largo.my in-laws also have a place on the Oceanside. If you are doing a lot of your boating Oceanside then buy on that side. If you like sandbars, restaurants and hanging the bayside then buy on the bayside. I kept my boat for 3 months on the bayside in black water sound. Had a good time exploring the bayside mostly. Only took the boat out Oceanside when the weather was nice. Mid January- April it was blowing most of the weekends so you have to factor that in as well. Either side you pick you’re about 25-30 minute boat ride to the ocean so it’s not that bad.

I lived in key largo for a while, bay side, stillrite point, and Adams cut was a pain. Also black water sound is pretty baron for fishing. The good thing is you can almost always boat in weather conditions and the intracoastal is loaded with restaurants and places to explore thru the islands going south. You can find sand bars in all the different keys. So it depends on what you want to do.

I've been at MM103 bayside for 8 years now, Crosskey waterways and nowTwin Lakes. First a part time doublewide,, now a full time house. We are right at Adams cut. Out to the reef (100') is about 25 minutes total. No wake through Adams, then a couple of areas around Pennykamp. Bayside there's Nest key which is a pretty big hangout place then all the bars and restaurants close by. We love the neighborhood.
I cant speak to rentals but I do know illegal short terms are dealt with pretty harshly, a neighbor just got a $15K fine. Most of the Condo's allow short term rentals though.
Keep in mind NOAA wants to close 132 square miles of reef to anchoring from Molasses to Carysfort 15' to 300'. If your serious about the upper keys you'll want to check out their plan. I think it'll be a killer to property values around here. I commute to Miami daily for work,, it's a PITA but should be better when the Turnpike is finished.
Property values have in the past done nothing but go up (doublewide on 4000ft lot on water upper 4's). Less the NOAA issues,, I don't see that changing.

I went through this same decision about 10 years ago. I ultimately opted for the ocean side. I am very happy I did this. I am able to get to the ocean in under 10 minutes and start fishing right away. Better breezes and less bugs. Only negative is that the sunsets are pretty on the bay side--but we go have a drink at a restaurant when we want to watch the sunset. Sunrise over the ocean is also beautiful. If you fish, I would absolutely choose the ocean side.

Rod still got Bimini place will start going now for wahoo. I saw 7 places today from MM 94-100 and now I get why people love key colony beach even though drive can be a PITA. 800-1M buys you a 1400 sq foot museum that needs to be totally renovated and most of what I saw had quickly layouts. Blocks are congested canals dirty very few CBS homes. The nice stuff is north

check out Port Largo Subdivision which is ocean side, all CBS construction, wide canals, some are pricey others not so much, nice big homes in the 1.1 M range, great neighborhood
