After eighteen years our plans have changed, we are building in mountains of north ga. Two bedroom three bath, furnished, upgrades, proven rental income, hoa fees $660 per month. 6-12 months to close, yes that long in Bahamas, can occupy starting Nov 1, golf cart included, $399,000 or best offer, terms available.

We closed on our land in Helen, now need to fund construction, breaking ground in October.

Good luck with the sale. Helen is awesome for a vacation place. Used to roll through there twice a month for a couple years. Oktoberfest was a lot of fun.

Anyone interested in some type of joint ownership split 4 or even 8 ways? Almost like a timeshare but with real ownership

Funny, I was just in Bimini and discussing this very idea with one of my friends on the trip. Unfortunately, I can't do it right now, but I don't see why it wouldn't work if you have a solid arrangement on who uses when, how maintenance is handled, and especially an exit plan. It would probably be easiest with an LLC or corporation set up to own it and the individuals that own it are shareholders. That way, they can sell their share and not force a sale of the place. But then you get into new owners/partners, .... Other thought I had was you buy it and have a set date to sell it, come hell or high water. If group wants to stay together, they can re-up.

The fact is that nobody is going to use that 52 weeks out of the year even if you have 10 guys owning it. That would be 5.2 weeks each. Ain't happening. But... there are only so many weeks in the summer, that's where the fights can start. LOL.

Any word on what happened to Brad? We stayed at Sands a couple of times a year. Can't even make reservations right now. Seems like the place is in a funk.

Fractional ownership can be a great thing. I own three fractionals on Bald Head Island (NC)

The rental company isn't there any longer, but most owners have their apartments on Airbnb, Home Away, VRBO, and sites like these.

Between the many power outages, the Islands water tank rotting and falling over in a winter storm, the flying teeth, and the many gun wars amongst the drug runners, it seemed the whole Island was always, "in a funk." There were however lots of Marlin around in those days so we put up with it.

Air BNb and the like has really changed the landscape
of vacation homes..... I can stay 2 weeks in Bahamas, 2 weeks in Tahoe and 2 weeks in NY each year in places that are 10x nicer than any hi g is could buy in any of those places....and never come close to what I’d pay to buy one of em.

yes, there is no investment, but you never even have to change a shower curtain in 20 years.
