Default Rental house in the Outer Banks

My underwriter at work is feverishly searching for an affordable Beach house to rent in July or early August in the Outer Banks. If you own one or know of a good deal would you please advise. She needs accommodations for 2 families (10 people). Thanks.

I know of a great house that you can rent, my neighbor owns it. it's very big and very nice.

We have been going to the Outer banks for over 20 years and book the house one or two days before we go, there are soooo many houses today that you can usally get one at a discount because it is not booked, the larger houses are even easer to find.

That's a good idea...will have to give that a try. How much of a discount do you usually get? Are you able to do it during the peak season?

Yes. If you are flexible where you stay and not have a pool possible, you can get big discounts at the last minute.

Off season rates are better than nothing if there is a vacancy in July.

We rented a 7/5 house with pool and HT on the ocean last weekend. Rents for 7K+ in season per week, was under 900 for 3 nights booked at the last minute. Of course this is January, but some rent was better than none.

On a side note, I am amazed, but not surprised at the storm damage there. They got slammed, dunes are gone and a dozer is needed for many old places and motels. Good time to be a dune walkway/steps contractor.

We usually call a few realtors in the area and ask for the houses that are open, there we can check them out on the web pages . We have seen typically 25 to 30 % off and have had everything from dinners to linens thrown in. We were there just after Christmas for a week, a very nice house on a golf coarse in Nags Head that cost us 495.00 for the week, with linens and no deposit needed.

To follow up: July/August is the prime time rental season and the better homes (location,amenties,etc.) are booked. For 10 people you will need 5-6 bedrooms.
Absolutely you can find homes on short notice, for various reasons, but it is a roll of ther dice..and sometimes the reasons are obvious..

Dave,
you are right about the roll of the dice, the renter must be willing to rent anywhere on the island, but there are some really nice newer homes south of Nags Head down to the tip and the traffic is easer, the kids may even like the ferry ride if you go that far.Just do your homework before you start, call or email for as many catalogs /realtors as possible and be ready to make offers, it never hurts to ask. The homes that have 3 to 4 bedrooms seem to fill the fastest, the larger homes need as many weeks rented as possible, to them a week missed could mean 4 to 7thousand coming out of their pocket at the end of the year, so don't be afraid to offer a home owner 1,000 or more less,make the offer to a few realtors and use that as a push, the worst case is paying the going rate, but we have never had to do that.
