Default No more Mr. Nice Guy

I have an excellent oceanfront rental near Tavernier Creek for about 11 years. A few times I have let "friends" use it thinking they might reciprocate with something for a free week's rental. Each time I never even got bought a drink let alone dinner. Never got any fish. One deuche mailed me my sunpass with a check for $7. I guess that was suppose to cover tolls. This time was my wife's exboss. He calls her on the way down and wanted to know if he could check in a day early. We said sure. Then he didn't want to check out today so the cleaning service could clean. He did. She said he used every set of linens for both beds and all of the towels. She said about 4-5 loads of laundry. Left the place trashed. Said it took her 3.5 hours. Who knows maybe she is stroking me. Now he wants to rent next year and wants to know how much it will cost him. I told her to tell him check our VRBO price. I'm done with people like that. I feel better now ahhhh.

I hear you. I just got off the phone dealing our rental house - too pissed to say more - just that I'm tired of dealing with D.B.'s.

People are a-holes. Give them a rate that reflects that.

The more they pay, the more they appreciate it.

My wife and I are the perfect tenants. Every place we have ever stayed has been in better shape when we leave, than when we arrived. We always tip the staff generously, and have the utmost respect for peoples property and the hard work that goes into maintaining a rental property.

Here's our hang up. We have dogs. They go with us, or we don't go. I guarantee that they are cleaner, smell better, are better behaved, 100% non distructive, than almost anyones kids or grandkids. Very few places will take us. Many are dismissive of our inquiries, and some are nasty that we would even dare to ask.

So, landlords and tenants come in all forms. I know I would not have the OP's patience for dealing with thoughtless people, and when they are "friends" it's even worse.

If any of you Florida Keys owners are looking for some good tenants, dump the "friends" and pm me.

Any fish caught will be split 50-50. ;-)

Check-in/ Check-out day is alwaya a pisser. Folks leaving late, folks comming early...... Knowing the biz we always leave a sink clean and clean dishes in the washer, linens in the dryer and cans at the curb. Vac, Sweep, mop and make the beds is about all they can do for $40-60 per unit.

Sorry Jkcam, the condo Nazis won't allow dogs. I know how you feel about your boys though. That is how we feel about our's.
My rant was mostly about the few freeloaders, but I have had mostly great tenants overall. Otherwise I think I would have sold and tax deferred for another commercial piece. The nice thing about selling one commercial property and replacing with residential rental property is obviously I enjoy it immensely.

That is not necessarily true. I have actually seen/heard people say, "I paid good money for this place and the clean up fee.. It is their problem.." But most renters have caught on and it specifically states that the place should be "tidy" upon check out.

For the most part, money can't buy class.. Some people have none, and it shows in everything they do.

When we rent a place we load and run the dish washer, start a load in the washer, bag up trash and take out, etc. That being said, I ain't mopping the floors. Obviously if it is a friends property and I'm getting a deal on it I'll always pay the cleaning fee and find some way to show them it was appreciated.

I can't imagine how people think it's ok to leave a place trashed, even at a hotel I leave the do not disturb sign on my door, I don't need someone to clean up after me, and before I leave clean up trash etc.

On the flip side I have rented some high dollar places before and been extremely dissapointed. It sucks to shell out a ton of $$ and things not work, the place be in disrepair, not be clean at check in, etc.
