Default Water heater replacement-switch from gas to elec...

Has anyone done this? I have a rental property we are selling and I need to replace the water heater. A gas heater is roughly 3x the cost to replace and since I am selling, I want to go less expensive. Property is in TN...

Does the price you have in mind for electric include adding a 240 VAC breaker to the service box and running wire to the new heater? That will eat into your price difference.

I'm surprised to hear the gas heater costs 3X as much to replace. We replaced two 50-gallon gas water heaters recently, roughly $800 apiece for the entire job. Can you replace with electric for under $300? No, not around here, anyway...

I have a 240 breaker already, should have said that. Where did you get an $800 water heater? That's good...
