Exclamation Land title / deed scam

So this is a new one to me. I know it's an article about SWFL specifically but could happen anywhere so keep your eye on your properties.

I was struck by this Q&A in the article:
So how can you protect yourself if it’s so easy for the bad guys to do?

"The advice is to go on our website occasionally and check your property, insure that all things are in order,” said Sherron.
And yet, by the time you spot a problem, it's too late to avoid the legal grief.

If you don't get a property tax notice every year, that's an indicator.

This is also the reason all property transfers should have a real DEED involved. "Quit claim" means just that..the seller quits his claim. He doesn't agree to transfer anything to anyone.

My favorite is this part

“We’re not title clerks, we don’t really determine who has title, who doesn't’t have title,” said Sherron. “We just merely determine that we can identify the property in our system and update it accordingly.”

What a joke. Isn't that the whole point of the system - that one can determine who has title?

If this was about parking tickets you bet they'd make sure they wouldn't update anything until they were sure you paid it.
