Need one in Islamorada. Single family, 2,700 sq.ft...

Florida has 3 levels of "General" contractors..residential, building, and general. All 3 can build a new home and hire subcontractors. All 3 can either be "state certified" or locally licensed (registered"). No one has a "crew" anymore..everything is subbed out.

Thx guys, it's an upgrade from the condo I'm selling. 65% complete, builder went broke so I'm buying it right. Need to find a builders risk policy with wind and that's a real bitch right now. Without it, deal can't go, but I'm confident we can get the policy...

couldn't you wait until november and complete the construction over the winter? that way you would not have the hurricane variable which the underwriters are understandably wary of

buy it, sign a contract with your GC with a start date Nov 1, then have the GC buy the BR policy through his own broker and add the premium to the contract. without the wind risk, it should be no more than $0.30/100 of coverage
