Default Any property surveyors around

Is there a way to locate a survey on the public records or?

Buying a commercial property and the bank/seller has nothing in the foreclosure files..

Try the property appraisers office, local building departments ussually have plans and surveys on record, if the buildings were permitted, if there are no buildings on the property then you may have to hire a surveyor. I would want a current survey if I was buying any property.

They are usually filed in the local court house. Even if the lot is vacant the survey plat will be in the court house. Some court houses records are easier to search than others, some even have them online now. An abstracter might cost you a few bucks but they could easily pull the plats and any liens or other encumbrances on the property if you are interested.

Thanks guys - that was my thoughts as well....

Its a 25 year old warehouse - and the banks file is empty...

Wont have time to do a new survey due to time contraints...

in nc most of the regiter of deeds are searchable on line. I would imagine south florida would be the same. If you have the original or foreclosure deed it should reference the lot, map book and page number in the legal description of the property. you just put that into the ROD site and they will display the recorded subidvision plat as a .tiff or .pdf.
