Default Where do I want to live????

What we would like.....& shooting for FL, SC, NC

Warmth year round. Can deal with 50 deg in dead of winter.
On/near the ocean or big lake.
Family community. Family activities.
Strong Middle Class to Upper Middle.
Small to Mid Sized Town, not a big city.
Locals are proud of their area.
Tourist towns ok as long as there are the "local" areas to go to and its mostly seasonal.
Jobs not such a priority. (Self Employed).
Post card image of the beach and business downtown. Local shops, etc.
Decent late model homes under $ 150k.

These have me leaning toward the Stuart area, Pt St Lucie, etc. Been through Ft Lauderdale, Boca, Delray, etc. Use to live there 25 years ago. its changed. It just looks like the sun destroyed everything and no one kept anything up.

Georgia coast is nice. Not necessarily the pristine beaches of Florida, but some very nice areas. Savannah area; St. Mary's, to name a couple.

Nope georgia is not a good place! Dont listen to snapper head, we got enough folks already! J/K Georgias coast is the secret by the way, its tough to fish if thats one of your interests, but alot more laid back then the other areas you mentioned IMHO

Definitely FL not SC is broke unemployment over 12%, property taxes through the roof and HO insurance outrageous.

150K with a good location? Tall order. Avoid Port St. Lucie.

There are 3/2 150k houses near the water here. I SAID NEAR, not on! We love it here. I will never move again. I have friends and family in NC & SC and they love it there too. I am less than 15 minutes from the Gulf, 15 minutes from the bay, and 2 minutes from a nice lake (which i never go to).

Gulf Shores Alabama, fantastic place for retirees. Only downside is insurance.
real estate is reduced 30 to 50 percent. Fantastic deals available. NO bad or blighted areas. 40 miles to Mobile or Penscola

NC has a lot of what you might be looking for except for the temps. In the dead of winter it tends to get fairly chilly. I guess the cold is more preference becase what we call cold, mid 20's at night in the dead of winter, arent that cold to the norther boys but are numbing to some of the guys farther south.

i like NE Florida a lot. chilly winter nights though. better than new england, except for this year though...

Charleston, SC has been hammered by the economy when it comes to housing, prices are getting more reasonable as they had gone way out of control.
You could live here and be close to 2 beaches, not to mention good in shore and off shore fishing.

the area between Mobile and Pensacola has what you want. Could be Gulf Shores, could be another of the smaller towns in that band. can be on the ocean, on Mobile Bay, or on a river leading to salt water.
