Water rights?

Default Water rights?

I am looking to buy a house at the Jersey shore. Beach Haven West section of Manahawkin to be exact (exit 63).
The house is located on a lagoon with bay / ocena access. Now the problem, The house is on a corner so it only has about 25' total frontage (water side). 5' on one side and 20' along the other side.
The way the neighbooring houses have there dock set up I would not be able to get a boat in and out once they had theres docked up.

Does anyone know what rights I would have as an owner? Or would I have to pay one of them to reconfigure there dock so I could have access for my boat?

Of course that leads to another problem if one of them sells there house in the years to come the new owners could always flop the dock back again.

Of course I could be a nice friendly guy and things will work out happily ever after for all the neighboors, but what if my little Johnny beats up there little Johnny and they deside to hem me in? I'm going Monday to ask the town about my options but any ideas would help!

They can be the nicest shoes in the world, but a size 10 foot just isn't going to fit into a size 7 shoe.

Oh, but the price! The price is more then right! Yeah, I know the reason the price is so good is the problem that this property presents, but... I just need to pull a rabbit out of my hat here. Anyone no the law with regard to this? Maritime shipping laws don't apply, I checked.

Thanks, And yes forrest is lacing up the track shoes now.

go see the building inspector at town hall...make sure everything was built with the proper inspections and meets all the proper building codes for a bulkhead & dock...go from there.....................

Jewel thanks for covering my back. I spoke to the guys at town hall and they said our job ends at the bulkhead. No laws that they knoe of covering my proplem. So now I've got to check with the D.E.P. to see if I can make a boat port in my yard. This is the only way I can get access without having to have the guys next door to me mve there boats.

I've dealt with the DEP once before on my current property, it depends which inspector you come accross. So I'll keep my fingers crossed. As far as the lawyer goes, last resort. But i'll be sure to have all my ducks in a row before I sign anything.

Thanks to all, sorry I can't spell. MOM and DAD were born during the depression and were pulled from school. They could not afford more then a public school and I'm a dummy. So there you have the reasons why I only use to for to, too and two. And there for there and their all the other mistakes I make.

ther is absloutely a problem if yuo have to putt a 1uarter in the machine just ot ge a drink of water out offfff you're onw tapes! tHat woudln't me me hapy either!

Check where the house is located,some of Beach Haven West floods like all get out. Forget about anyone giving up dock space,not in Jersey.
