Default Condo Nazis ! ! !

What would THT do ? ? ?

Me and Deidre own a condo in South Pasadena, FL. The association has decided to make everybody replace some wood thathas gone bad on our patios, which is fine with me. We hired this handyman to do the work for us and his lazy butt is always late or he has an excuse for not showing up. All work must be completed by Monday or the Condo Nazi board will assign a contractor to do the work at $50.00 per hour. Here is the thing, the contractor that they would assign to do the work is a high ranking member of our association and my next door neighbor. He came over the last week and started nit picking every little flaw on our wood work. Which is fine the work must be completed to a certain level. When he was over all of the sudden these two 125 pound Rottweillers that were not on a leash came around the corner and acared the crap out of me ! He said don't worry they are both mine. WTF!!! All of the sudden I got hot, I mean pretty mad. This guy who is the association VP is giving me crap over some bad boards on my patio and he is letting his 2 fully grown Rottys rome free around the neighborhood which is a major violation of private and city rules and we are only allowed to one dog per household (I snapped pictures thru the window the other day for proof). He is best friends with the association President so what action should I take ? Deidre warned him the next day to keep the dogs on a leash but I have seen these dogs without a leash 4 times in the past 5 days. This morning I was getting in my truck to go to work and the two Rottys were ten feet from my truck once again not on a leash and roaming free which made me very uncomfortable. I don't want to start a beef with this guy because he is on the board and he could make my life hell but I also don't want to any harm to come to Deidre, me or or little Dachshund. This guy should be leading by example or am I wrong and what action should I take from here ? Any advise would be great ! ! !

what floor is your condo on. Loosen the floor baords of the patio and invite the dogs onto it.

You get rid of the sogs and the neighbor will have to fix your patio for free since his dogs busted it up.

Those are monster "time-bomb" dogs.
Arm yourselves with jet-stream (Not fogging) pepper-spray and learn to use it in case you ever need to__It Can save your lives.
Call the Police and complain to them each and every time you see those dogs or either of them out unrestrained.
And demand that your Condo Association enforce its rules regarding pets.
Be a good neighbor__Warn all your neighbors of the danger. Ask them to call the Police each and every time they see those dogs or either of them out unrestrained.
Find out if there is an ordinance there also requiring muzzling of dogs of vicious breeds.

Ask for a copy of the condo associations insurance policy - aggressive breeds may be excluded and prohibited.

Notify the City that the dogs are loose. Do it on each time you see them, it may help them come around on a regular basis.

On the first read, you didn't:


Get the work done

They are now putting pressure on you because you didn't comply with the will of the majority

The dog thing is a diversion, but a valid, separate concern no doubt.

The power of a HOA offends you but you knew it when you bought

I agree, I would call animal control. There's a leash law in Pinellas County:

"Pinellas County Code Sec. 14-63. Dogs or cats at large.

(a) No dog or cat shall run at large within the county, as defined under this article. Any person who possesses, harbors, keeps, or has control or custody of any dog or cat which is running at large shall be in violation of this article, regardless of the knowledge, intent or culpability of the owner."

and....

"Sec. 14-27. Violations of article; civil remedies.

(a) A violation of this article is a civil infraction.

(b) Any person convicted of violating any of the provisions of this article may be fined in a sum not to exceed $500.00. If a violation is continued, each day of such violation shall constitute a separate offense.

(c) Any person who has committed a civil infraction under this article but does not contest the citation shall be fined in an amount not to exceed $300.00.

(d) In addition to the penalties provided in this section, the board of county commissioners is hereby authorized to institute any appropriate action or proceeding, including suit for injunctive relief, in order to prevent or abate violations of this article.

I'd also contact an attorney about the contractor situation, as it appears that there's a clear conflict of interest with respect to the association president/board. I'm not much on condo law, but someone who practices in the area should be able to give you a good idea of your rights/remedies in relatively short order.

And if you know or can find out which company insures your neighbor there, call his insurer and give them an earful about it.

I agree dangerous dogs are a concern to the point of putting them down, possums too, but I don't think this is about dogs.

Cgrand is right $50/hr is way cheap.


If the digs concern you call animal control, turn it over to them. All rotties are not killers, but large dogs are a responsibility that some owners do not take seriously. Elmo goes about 6lbs, but he's got grit, so I take the threat posed by him very seriously.

I've never heard any good reports on HOA. I would think it is a very corrupt/political orginization. From what I read here, I will avoid.

However, if I chose to be a part of one, I would expect compliance from all members since they exist to control conformaty with prior knowlage of that fact. ( excuse spelling)

I am in full agreement about getting the work done, we live in a very nice place and I want to keep it that way. What upset me was selective rule enforcement of the board and their back door deal to possibly make their friends money. The dogs do scare me, we have been nice about it long enough. If I see those dogs out there again without a leash I am going to call the cops right after I take more pictures. NOBODY is above the rules. I am ready to do battle with this a$$ clown. I don't think that the Pasadena Yacht & Country Club will take kindly to two large Rottys roaming the 15th fareway either without leashes, which I do have pictures of as well. Why doesn't everybody just follow the rules ?
