We went back and forth with the old guy for his crappy wooden house but that is on an amazing waterfront lot, but it stalled at $75,000 apart and he took it off the market...... So, mailouts can work!

My daughter listed her home last Monday and sold on Friday at the asking price and it was high dollar.

I hope we have the most brutal hottest summer on record. Hopefully the Yankees can't take it and move back.

Only 30% of residents in Florida were born there So me thinks there are lots of non - natives who just might be hypocrites.

True. My parents moved here from Vermont back in 1984.

Does it matter if you were conceived in Vermont, but born in FL? HAHA

Not to say they don't work but apparently so do the calls about extending your car's warranty. The calls I am getting are some 19 year old girl making $8.50/hour reading off a script and are really a PITA.
I was also looking at the local FB page at lunch and some guy put a solicitation up there saying he needed to buy 5 houses in any condition to flip before May 2021.

Direct mail does work... however it works because of volume. Those successful with it have tens of thousands of dollars a month in direct mail going out. I’ve run some direct mail stuff and had calls but have never dedicated that kind of money to do it on a large scale. Some flip, some wholesale the houses.

My realtor puts a starting price on the house and takes bids for 7 days then we make a choice. Been averaging 15 - 20% above asking. Most without inspections.

I'm buying another one down there but it's a friends house at a well below market price. Hand shake deal from years ago. He doesn't need the money.
Nice to see so people still honor their words in this day and age.

In my direct mail out letters, all six homes were 'targeted'. The letters were personal and even had a photo of us standing in front of the gated community sign! I had the gate guard take it.

But with only the one older guy replying, my 'success rate' was a paltry 17%. But, we only need ONE home so we considered it successful enough last time (3 years ago) that we may re-send another letter to the same six home owners!

Lenders learned their lesson. last go around - foreclosures will be much more orderly this time so as not to flood the market with inventory and depress pricing ...

Personally, I dont see a "crash" at all.. Especially with the fed policy of low rates for the foreseeable future...

Once this rush to buy ends (mid 2021) I foresee stagnant appreciation for the next few years as inventory and interest rates start to climb ...

My plan on the horizon is to buy a summer home in 3 years, hope prices stabilize by then. NOT buying in a housing bubble!

Exactly. Its an inventory issue right now, combined with a mass exodus from liberal states. Sorry to get a little political but that is just based on comments made by people who are moving and 2020 US urban migration maps. In short, people are moving from CA, IL, NY, NJ, MD, etc to FL, ID, UT, SC, NC etc.

If what he is saying is even close to coming to fruition it will be 07' 08' all over again. There is no way those homes can be saved.
