Whole House Auto Water Shutoff?

Default Whole House Auto Water Shutoff?

Two weeks ago my neighbors went away for three days. When they returned they had a few thousand gallons of water in the basement and a good part of the first floor screwed up. Kitchen sink faucet let go. I normally turn the water off when we go away for more than a 2-3 days. But after seeing what a day or so or water running can do makes we want to turn it off every day Lol, but that's not possible. A plumber friend of mine recommend the Moen Flo auto shutoff... https://amzn.to/3jgkq4j

I have a brass ball valve that shuts the water to the house off. Anytime I leave for overnight or more i shut it off. The softener system runs as normal.

Contractor buddy of mine was redoing a house. Where the insurance didnt want to cover water damage from a bursted dishwasher line. Because the homeowner left for few weeks and didnt do anything preventative before hand.

moms house, the insurance agent could never define how long after she died the house becane vacant

Never heard of these...

Both my homes are seasonal, I have been turning the water off for years. The Florida place I had a valve put in for the irrigation so I could leave it on. This has been working for me since I started snowbirding 22 years ago.

That said, I think I am going to invest in Moen Flo's for both places. We go away for 4-6 day trips all the time from both places (and I don't turn the water off). I think it will be a great investment. I like being proactive. I am also going to look at what ellse might be out there that is less than $600 AND not require me to leave the cable turned on to work.

These have been around for years under different brands. 20 years ago I installed a Water Cop system on a home I built and it worked fine. Never had a leak to actually test it. We had a second home that didn't have one. Third floor toilet connector cracked while we weren't there and leaked all the way down to the first floor. $84,000 insurance claim. Insurance company sued Watt, the connector maker over faulty design and won so I even got my deductible reimbursed - but it was no fun. If you have plastic toilet connectors replace them with brass.
On my home now I have a whole house water valve (does not affect irrigation) but rather than using leak detectors to trigger it, I have it controlled by my alarm system which we always use. When we arm the alarm in the "Away" mode the water valve shuts off 60 minutes later and turns back on when we disarm it. The reason for the 1 hour delay is in case the washing machine or dishwasher is running when we leave. The Moen system is pricey but not out of line and any whole house automatic valve will get you an insurance discount that'll pay for it in the long run. Here's another one for only $100.

I’m on a well, I just turn off the breaker to the well pump when we leave on a trip for a couple days.....

Burst hose to HW Fawcett connection this spring at my mothers house, fortunately it was the second bathroom over a concrete slab and the water did no real damage. Researching on the flex hoses,

they are only guaranteed for 5 years and if more than 10 years old should be replaced. Have a ball valve on the main I shut off if away overnight.

My main lines come into the house from the outside, wonder how a product like that works in the weather element? One of my homes is on a well system, I just hit the breaker for the pump on that house.

No problems with mounting outside where the pipe enters the house. I've done it in Honolulu, SWFL & Houston. Even with the occasional freeze in Houston I never had a problem.

I just send my girlfriend under the walk under house foundation to turn off the valve before we leave for a few days as I flip the water heater breaker in garage ..

This is THT , what the hell are you guys thinking .. sheesh 😆👍

This. I'm on a well so I just throw the breaker in the panel.

I have been using the Flo at my lake house since 2018. Works great. Remote turn water on / off if family or friends are going to use the place, or going over to water plants. If you put it in away mode and leave the valve turned on it will notify you via email/text/and a phone call if water is used and will auto shutoff in a couple of minutes if you dont take action. Great peace of mind for me.

Could have used one.
4 years ago, Power went off during a winter storm at River house. basement sump was dead. HWH floated and snapped off hard copper supply. Community deep well was on a back up genny. Soooooo it kept pumping the basement full .

6' of water in basement. So that was fun to clean and replace 200 amp house panel

Well.... thats not going to work for all of us... my wife won't let me have a girlfriend...
