The local lighting stores even with their builder's discounts are very, very expensive.

First, you've got to look and figure out what kinds of lighting you're going to be using. So many people are using canned lights, but it's a science to figure out how many, how far apart, how far you place them from the walls, etc. And houses being built now should be using LED's exclusively--which are extremely expensive right now.

The house we recently bought has incredible wrought iron chandeliers in every room--even bathrooms. It's the darkest house I've ever seen--especially the kitchen. I'm installing LED light fixtures under my kitchen cabinets this weekend--an expensive project. Otherwise, I have some canned overhead lighting and some nice lights outdoors.

All lighting can be purchased online at very fair prices. It's making the decisions that's hard.
