Moving back to MD -Finally Real estate/neighborhoods?
After a work required 2.5 years exile in the midwest, I just found out we will be moving back to MD. I could not be happier, and the Parker can't wait to make thr trip back over the mountains (12 year old truck +18 year old boat +west virginia mountains = good times)
We left a great water access community on the Severn, but we will likely not be able to get back in (three kids and a home office make the old three bed split no longer an option).
I have been looking on the magothy side, as well as Arnold, cape st claire and severna park. Can anyone weigh in with some advice or suggestions?
price range = 450,000.
4 beds + garage needed + yard.
Water access (ramp fine, beach a must, community dock nice bonus).
I want to be located between Magothy/Severn, so Annapolis not an option. I would love to head south, but probably not an option. Wife is a stay at home mom, so warm fuzzy family neighborhoods are a must.
I can finally defend my title for 3rd largest perch in the 2005 Severn tournament.
What is real estate doing in MD these days? not much on the market. I assume the days of the bidding wars are over, but how much of a buyers market is it really?
That is the best interactive site I have seen. I am considering MD, but not nearly excited about it as you are. Anywho, that site is real nice because you can look at the map view and then click on the house. Good luck.

Sorry, I didn't mean to be a pizzer. I am considering moving closer to work. I can understand the frustration that you have had being landlocked like that. You are moving at a good time into the area though.

if you need a slip when you come back let me know. we have a few left for the minute. right on the severn in beautiful severna park. housing market is still "adjusting". It is "adjusting" so well i'm thinking of some waterfront(more than i have now)

That's a pretty cool website, do you know of anything like that for Northern MD, like the NE, Bohemia, Sassafras area?

CJD.....wecome back to the "Land of Pleasant Living...........(and high taxes)" You may also want to look around the Bodkin Creek.....Pasadena area..............It is till very much a buyer's market here.............but waterfront/priveledged.....will always command a premium.......

Where were you a few months ago? I sold a 4 bedroom 2 full 2 half bath colonial in arnold with all new kitchen, siding, windows, bathrooms, hvac, paint, etc for about that price. It wasnt in a water privilaged community but it is definately a buyers market (home appraised for close to 500k had to sell for well under 450k - had to take as I was carrying 2 mortgages). Good thing with it being buyers market, you can get homes that you didnt think you could only a few years ago.
I now live in Cape St. Claire section of Annapolis (21409) and there are a number of homes for sale. It is water privilaged (beaches, 3 marinas, Ramp, fishing piers, pool, etc) and offers great family ameneties. Downside is that there no sidewalks on most roads and some are not that great at keeping up their homes/property. With the number of homes for sale here I am sure you can find a place here where the neighbors homes are in decent shape. The schools are very good (broadneck school district) and we are happy to live here. Worth checking out.

All these western shore guys, isn't there anyone else from the eastern shore on this board? The housing market still seems to be "adjusting" over here as well.

not to be ball buster on the cape but show some shots of the guys house that gets thrown in jail every two weeks because he won't/can't clean up his yard. but i do admit it's still better than when i was alot younger

There are several brand new homes in the Cape that have never been moved in yet. As for the dump site house, that is history. You can't beat 10 dollars a year for community association fees, with all the amenities and best schools in the county. I have been in the Cape for almost 8 years now and have no complaints, its on the up & up....

Many of the new construction homes in the cape have been vacant for a year or more. Most are asking way too much. Dont be afraid to look above your range and throw a low ball offer on a vacant house. There are also a lot of renovations going for sale that are vacant as well.
For example here is a new construction home that has been for sale for ever:
They are asking way too much. Home should go for under 475k IMHO. I paid less than they are asking, live on the the most scenic road in the cape, have a water view of the magothy, and a 5 bedroom house last summer. Our home is an older home but was recently refurbed by the previous owners. Plus, the market hasnt gotten any better here.... Like I said, dont be affraid to put an offer in on a vacant home that you think is asking too much:

Don't we already have too many Wesrern Shore people, Plus the dreaded PA. people here on the eastern side of MD. Please don't spread the word! The come-here's are ruining us.

I live on Turkey Point Island, on the South River- it's obviously, a little south of where you are looking.. There are about 10 homes for sale (1 by-owner/divorce sale). All are priced higher thanyou mentioned, but you never know. It's a great neighborhood.

Good luck in your move, You can buy my 4bd 2.5ba home on a acre in Cecil county for 275,000. Then I can move to the real land of pleasant living in N.C. and fish everyday of the year!!

My husband asked me to read this post and see if I could help answers some questions for you. I am a real estate agent in Severna Park. We did see a slow down over the past year and it has become a buyers market. There are a lot of homes on the market right now. I did a quick search with the criteria that you stated and there are a lot of homes in Severna Park, Arnold, and Edgewater that meet your criteria and have water access. Some of the communities have docks, but a lot of them have waiting lists and will not be available right away.
