Default Lake Lanier property

Please help; we are finally ready to buy some property on Lake Lanier but the water levels are so low that many of the properties have under 3 feet of water! How much water depth is the minimum for safe boating? Does the Corps let people migrate their docks to an area with more water? What kind of space do you need for a pontoon, if that is the only boat that can navigate into your cove?

Lake Lanier water levels do go up and down periodically.Right now they are about 7 feet below full pool. In 2000 they reached 16 feet below full pool. That was the lowest level in over 20 years. Now would be a good time to buy because you can see what the drop in water levels have done to some of the shallower water coves. You are allowed to move your dock out with the receding water as long as one third of the cove remains open for navigation. Be concerned about the water level wher you buy, it's important. We bougt one year ago when it was at full pool. We are still ok but I am starting to worry.

Water depth and steepness of the lot and view are the largest factors in determining the value on Lanier. It makes it very difficult to determine value without looking at many properties for sale. Two "similar" looking properties, both having the same house, dock, etc., may sell for substantially more or less than one another because of water depth and view.
