Default Looking to buy in West Palm-Fort Lauderdale

Guys,
I am looking to buy(actually steal) a place in the area that has a boat dock and easy ocean access.I would prefer a single family home with 3-4 bedrooms an easy access to FLL airport.I do not want to break the bank but need some advice where to start.The area needs to be super safe.I hear of the incredible deals down there lately and have explored the area in general. Any advice would be greatly appreciated.

I am a first time buyer in south florida , looking to buy a forclosed home that is run down ......

I have been looking around and noticed the Turn Key homes are still selling , the run down homes they have to give away it seems ..... A REAL NICE but run down home on the water can be found for $300k

I only got approved to $120k lol , so im looking to buy something beat up and fix it myself and have some instant equity ....

The problem with buying a home that needs repairs is that the "lender" may not approve the deal depending on the amount of work required... U should check on that with your lender before staring the search...

If anyone needs assistance in Dade, Broward, Palm Beach just pm me ...

I think $120K will be a challenge even if run down. Most .25 acre lots on the water are well over $200K.

Just to give you an example, my father bought a home in the SY&CC in 1994 for $270K. That was a steal since the land was appraised out at $260K. I realize that times have changed but keep in mind that this land value was before the boom and gloom (when Florida was cheap) and this was in Martin County not Palm Beach/Broward. The land will still hold value regardless of the home and "on the water" demands a premium.

There is NO super safe area in south florida unless it's a gated community, like admirals cove or jonathans landing in Jupiter. Easy ocean access means no fixed bridges, your talking mega bucks. Broward + PB county are Mega taxes and High insurance, especially east of I95.

All true.... But its not that bad...... Just becuase I keep my 357 cocked and locked doesnt mean the place is dangerous - just a bit edgy

Palm Beach on the ICW/Canal is big $$$$.....

Fixed bridges don't bother me.I meant not a 45 minute idle to get to an inlet.Super safe, I live between Washington Dc,Prince Georges county and Baltimore.Whatever South Florida has to offer isn't remotely close to the "hood" that is always less than 30 minutes away from me in any given direction. Sounds to me though that I should be searching north of West Palm.I have heard great things about Jupiter.Any recommendations out there for these areas? I search the internet and prices seem more reasonable around Singer Island and north.I would prefer a little further away from the hustle and bustle with a good bait shop or two and mom and pop dining/old Florida stuff.

Jupiter, Juno Beach, even Stuart would meet the needs that you are speaking about.
