Default FL homeowners insurance...

Never realized how bleeped up insurance is in this place! Bought a place in Islamorada. Anyone have some recc's on insurance companies? I usually use USAA, but they don't write wind or flood in the Keys. A little help, please...

Yeah its a pain in the try Royal Palm or St Paul I think they are the cheapest. You will have to have flood,wind, and home owner its all a scam because when you do have a storm and damage they really are a pain. The flood ins will say its due to wind, then wind will say no due to flood. Good luck its not a lot of fun and expensive

CMP,

USAA are my guys, too, been with them since 1970. But down here you really need someone with specialized local expertise.

We use the Regan insurance agency and are reasonably happy with them. Their main office is in Tavernier, not too far from Islamorada.

Yes, It's more bleeped up than you think. Your a fisherman, Keep it simple!
Don't buy new 600 dollar a yard carpet. The money is in the land or location.
Don't over spend inside. Treat it for what it is, a fishing camp, your hut in the keys.
If you want get an alarm system, It can show everyone that comes and goes, Have
a good time, Wish i knew a good insurance co,

Did you try asking your Realtor who her other customers are using? They generally know who is writing policies and who isn't, at least that was my experience when i bought my current house.

On and off I'm looking for a place.... getting ready to retire ,,, and the 2 things that keep the brakes on is the Insurance and the R/E Taxes,,,

Like most newcomers you'll probably end up with Citizens... and no, I haven't heard anything good about this outfit since it's state supported.

I'm with USAA myself (since 1974). About a year ago they notified me that they weren't going to be writing any new coverage in Florida... Post up what you come up with, there will be some interest.

CMP, have a "wind mitigation report" done. It tells the insurance company about the construction of the property. I've gotta stormproof bunker, and my insurance dropped from $3000 or so to under a grand!

Seeing as you paid cash :-), go without. If a storm does come through citizens, won't have enough money to pay out, and the Federal Gov't will pick up the tab anyways, so don't waste the money.

If you haven't bought already, watch out for the real estate taxes. You can't go by what the old owner paid last year, they may have had a homestead exemption in effect which you may not qualify for. The monroe county property tax assessor has a tax calculator on their website which can help estimate the taxes you'll pay as a new owner of the property.

Yachtcaptain has a point..I've got lotsa friends who own their home and DON'T have insurance. Often on waterfront the land is worth as much empty as it is with the house.

You don't have to have insurance. If you can't save enough with the wind mitigation report, just get liability. The only caveat is..sometimes when a house goes uninsured for a period of time, no company will write it if you change your mind.

Have a wind mitigation inspection done..will help knock down premium..with whoever you decide to go with. I do them down here in Palm Bch, Martin and St. Lucie Counties.

Lotsa smaller companies are forming and taking over/buying desirable policies from Citizens, the JUA insurance pool. Being in the keys you may still have a problem. There are various deductibles available which may help.

Remember, you only haveta insure the value of the IMPROVEMENTS, without the land.
