If you are looking in the lower Keys, look at www.waterfrontkeys.com. Boat would be right outside your backdoor, has ramp, fuel, store, pool, etc. Only "gotcha" for some people is that a unit can have only 6 people maximum.
Try http://www.keyrentals.com/ I have used Conch vacation rental with boats. You don't have to rent the boats but they have some nice units in and around Marathon

I rented a place there and liked it. Yeah, bunch of old people there, but great spot if you are a boater. Kept my whaler at my back door and had a view of the gulf. Don't go there to party, go to KW for that.
