You might ask this or do a search on the Keys general information forum in the Florida Sportsman web site. I have seen it discussed many times. Many, if there house is not mortgaged, seem to go without insurance, and put 15K a year in a fund for damages or rebuilding. It seems a lot of the people with manufactured home do this maybe because they are generally cheaper.
I would have provided a link but this forum may not let me. You can just google it.

You need 3 kinds of insurance if you have a mortgage: homeowners, wind and flood. CItizens provides wind. Its very expensive. Our insurance premiums are 150% of our real estate tax bill. Any real estate agent should be able to "ballpark" real estate taxes and insurance for you.

I have a small house in homestead. I dont live in a flood zone so i have wind, libality, and contents. ARE YOU READY?.....$1800.00. they were the only insurance company writeing homeowners policies after the few huricanes they had in southern fl. they have you by the short hairs unless you buy a cond and the insurance is included in you fees. even then it is too high. GOOD LUCK.

You may want to have a wind mitigation study done -they cost a couple hundred bucks. My study came back and reduced my 'wind' premium about $600/year in Punta Gorda.

I have a small house in downtown old town key west and all three insurances are 3 times more than what aielloralph1 pays in Homestead. If you find a good rate let us know but I doubt it is out there. To put it in perspective the insurance for our house in Rhode Island, which is closer to the water and 5 times larger than Key West, is 1/5 the amount for insurance than in Key West....

I have a house in key largo,I pay Citizens $1100.00 for wind and another company (forgot name) $600.00 for theft and fire, house is insured for 295K structure,I had the mitigation certificate, paid someone $300.00 and that reduced the price about $550.00,so I ended up with a savings of $250.00 after paying the $300.00 for mitiogation certificate.
