Where in Florida is the water front/access home for under 300k?
A hard question of course. There must be some location in FL, ocean or lake, where the population is growing, tourists/economic development is growing, and prices are still decent. Not a run down area with a main street filled with the surf shops/gift shops/ice cream shops/ etc
I am not talking about a 3000 sq ft new construction. A 1200 sq ft home is more realistic.

I doubt you'll find waterfront with deep water and a view, but areas with dredged canals for waterfront docks may be available, but not south Florida. Lakefront, maybe south central florida. Maybe. Probably not.

I purchased my non-waterfront, 3 BR, 2BA home with no pool or yard to speak of for $312,000 in southwest Florida last year. It's a 20 year old home in a basic subdivision not one of the new fancy developments with fountains and million dollar walls. You can find a lakefront (more like puddle front) home in that range but I doubt $300k will even touch anything on saltwater. I looked at a 1950's 1300 sq ft home on a canal with barely enough water to float my Sea Hunt at high tide. Asking price was $668,000. The house sold for $690,000 after a bidding war. The current market is slow, so maybe you can find a deal. I still think $300k is going to be a very long shot.

there are some places but you might not be able to afford
the taxes and if it is older than 2003 you will not be insured!
so if you can afford the $15,000 /yr in taxes and the mortgage,
without getting insurance good luck. the current insurance on a
house that is new and valued at $300,000 and not on the water
in about $4,000
just so you know.

Doubt you'll find what you're looking for in south Florida (east or west coast). Where there are some great deals still existing is up in northwest florida in the Big Bend area, particularly up coastal rivers. One of my customers found a place that meets your requirements near Steinhatchee... The trade off, of course, is that we're not talking about being near any major metro area, no great job market, and shallow near shore areas that are very un-friendly to newbies.... The weather in winter-time will be a lot more like Georgia than Miami, but the real estate prices are lot more reasonable from what I've heard. Hope this helps. Taxes on a 300K house are nowhere near $15K. They are more like $5K. As for waterfront for about 300 in South Florida you won't find it. You may be able to find some nicely redone older homes with a 10' fixed bridge in the Pompano Beach area in the 500's though.
You can also find houses in Port Charlotte on the water for close to what you are looking for. And yes, you will get insurance, but it will be pricey.

ceder key is starting to come down,stienhatchee is still kinda over priced,where i'm at there starting to come down lots of stuff in the 200,000.00 to 350,000.00 on canals the upfront gulf view is still up 500,000.00 and more.like most said kinda limited on boat size or when you can go at low tide.

What about water access? COmmunity beach/dock area where the house is 500 feet up the street scenario? I actually prefer fresh water over salt, but it has to be a good sized lake.

What are you talking about? You will be insured, either through Citizen's or a private carrier. Unless you are buying a house cash, you cannot get a mortgage without insurance, and everyone knows this, so no matter what - you'll find insurance. You might pay through the nose for it, but it is out there.
I don't think you can do $300 - you can do $400-$600 in south florida, either coast. I know that's a big difference. $300 here in Broward will barely buy you a decent place to live, water not a factor.

Jason, here is the house that we bought in May 2005 for $530,000. It is a 1200sq ft. 2bdrm/2bath bungalow w/pool. Taxes this year are $8200 (no homestead) and insurance is $1800.00. The reason the insurance is so "low" is that citizens ins. would only insure the house for $120,000. The rest of the value is in the land. We were fortunate in that we sold 2 rental homes in Orlando and used the cash to purchase this home, Otherwise there was no way we could have afforded the house. Glad we did the exchange as the home prices in the Orlando neighborhood that we owned in have leveled off and in many cases are starting to drop. There are some nice homes in Maitland, FL. (suburb of Orlando) in the upper 200's to mid 300's that are within 5 miles of the Winter Park Chain of Lakes. This is an incredibly beautiful chain that is surrrounded by million dollar mansions and nobody on the lakes uses their boats.

Hey guys I live in Hudson, FL on the west coast just north of Tampa and Tarpon Springs. My house is for sale and I live in a community with a golf course and boat ramp, just 1/2 mi down the road! My house is a 3/2 1772 sq ft on a 75 x 100 lot---I'm only asking $190,000. There are house on deep water canals by me that are smaller---1200 to 1600 sq ft-- some for about $325,000......................not bad considering what real estate has done. It was pretty darn high but has fallen slightly with higher marketing times becuase insurance prices have gone sky high! (reason I'm selling).........
