Hi there, Looks like a very nice home is it a CBS constructed home and what year is it? I have a direct access home on the west coast but have been contemplating a move to the East Coast. Are you selling it on your own or through a broker? Are there any height restrictions or shallow water to get to the inlet? I am from Massachusetts but will be in W. Palm the last week of Feb. Would you mind giving me the address I would like to go on Google Earth and see exactly where it is located. Also do you have a picture of the fron of the home?

There are two fixed bridges, 9 and 12 feet at extreme high tide.
Lots of big boats (30 feet +) in the neighborhood, but I'm not sure what your situation is.
If your boat is the one in your signature, then you aren't going to make it back into our neighborhood with your tower.
Just for comparison, In Pompano Beach with no fixed bridges you are looking at 1 million plus just for a lot on the water. Prices escalate quickly from there.

Sorry, I had to chime in here - you can still get NFB access in Pompano for about a million. In fact, I have a buddy selling his (respectable) house for $980k and there are 3 others on his street in various states of having been remodeled for sale in the $900k - 1.1M range.
Now - having said that - I think yours looks like a good deal, and yes, lots of nice big boats back there... It's a shame they hadn't built the US-1 bridge a few feet taller, but it doesn't stop most of us with T-tops etc, just the really big guys.

The reality is, your tax rate will be based on sales price. Florida has a homestead exemption law (NICE!) and whatever the purchase price is dictates tax rate.
Man,I sold my house in that hood for 150k 16 years ago and that was a huge price to get back then.Only paid 90k three years earlier.If we only knew then.......
