i thought the mobile homes were alot cheaper than that at the beach. is the price right. i want to find a resonably priced unit there but 79K seems little steep. is that the lowest price?

n2 Deep: Mobile Homes right on the sound with boat docks are going for more than mine is listed for. The price is $73K not $79K. Some are over $115000.

There is one that just went on the market, 2 bedroom, nice unit, fully reconditioned for $139,000...............who ever would have thought it????

Is the owner of the land planning to sell the land and or planning to develop it with condos....

What guarantee that if purchased that use of the lot will have several years of use? I would be interested if that answer is at hand. The mobile in it self is not worth 70 + k if not on the water. IF guarantteed 10 plus years on the lot the mobile would be worth the price. But if forced to move the mobile it would probably not be worth more than a couple of thou.

A lot of places like the canals on the island are selling out for millions and putting high dollar condos on them.

The owner of the land sent a letter out last year with the lease letter stating that he had no intentions of selling out for any reason. He has had that question asked as long as I have been going down to A/B and that is over 40 years. The land cannot be developed for condos as it has impervious soil issues as well as septic issues that prevent that. The only thing that could be done is single family homes and that is questionable due to septic issues as well. That being said, if sewer ever were to come to the beach, it could be developed for homes. That has been talked about for about half of the years I have been going down there. Bottom line is not in my lifetime but that is as good of an answer as you can get.

sounds like a possibility, but needs a 7-10 year lease, i'd say.

Guys,

Read the ad. The second sentence will answer the question about the lease length and the cost. Really does not matter what you think the lease should be; it is what it is. The owner has it on a yearly basis.

What is the max size boat you can get in the slip? Is there a lift? if so what is the max weight?

Maximum boat would be about 28 feet at the front of the pier without encroaching on the neighbor's dock on each side and there is no boat lift. One can be put there if you want.

I am right in the middle of the dock rebuild right now. Just finished completely replacing the entire dock with the exception of the pilings. My neighbors on each side of me have installed floating docks in front of theirs so the answere is yes. You would have to probably not build it wider than what they did to keep from going out too far in the canal to keep the CAMA people off your back.
