CMP -

This house is more or less in a full time community, as there are no homes around that rent weekly.
Address is 508 Clam Shell Drive, Kill Devil Hills NC.

Thanks for looking.

I can't see the pictures. Can you tell me if there is space to park a large CC in the driveway or next to the house?

Depends how large you are talking.. I currenly have my 17 foot CC there and in the past had my 21. When I had the property landscaped I had them make a 24 ft long parking spot for my boat. If you needed it to be extended that would not be a problem at all. If you were willing to extend the parking area (which would be possible) I would guess you could fix any size CC there.. If you want me to email you some pictures let me know. Not sure why you can't see the pictures.

CMP, I was wondering the same thing.

Matt, how far to the nearest boat ramp?

I checked out your web site, I was surprised to see how many homes are available in the under $300K range; that seems very affordable by Massachusetts standards.

I picked up Matt's former boat (21 sea pro) at his home, the closes launch ramp is about a rocks through from the house, you should easily be able to park a large trailerable boat in the parking spot there.

Trey,
Thanks man and you are correct the boat ramp is RIGHT around the corner from my house. It has just been completly redone by the state and now has two separate ramps, and a good amount of parking.

As for our prices, being a real estate broker and knowing the prices of beach property up in NJ, MA, NY, DE and so forth the Outer Banks is still by far the BEST deal on the East Coat.

Trey how's that old Sea Pro treatin your brother?

Taxes for the place are $1,077 / year.
Insurance is right around $2,000 / year.
As I stated you DO NOT NEED Flood, but it would run $351 / year

Matt, what a great beach house, if that was on Wrightsville Beach it would have sold it already at that price. Would list down here in the $750,000+

Good luck with the sale!

Thanks Craig for you Kind Comments!!! I have been to Wrightsville a few times and I will agree the Real Estate Prices are ALOT more $$$ down there then what they are on the OBX. Just hope I can get this sold, don't really feel like paying two mortgages but if Need be I will. I feel that i have priced my current home real WELL and think it should sell.

The sea pro is doing quite well, going to the canvas shop in a couple of weeks for wings & a full cover.

I live right around the corner and can testify that this is a very nice neighborhood for a year round resident.

Good luck Matt.
