I have a few questions. What is the address? Or a least the street name. Can you build a dock? How far to a beach, ocean or sound? Plat says swamp at back of lot. How much of a swamp? Could it be made into a yard? Any mobile home restrictions?
LOT IS A NEW OUTPARCEL BESIDE ADDRESS 46 CAHOON ROAD (GPS COORDINATES ACCORDING TO GOOGLE EARTH ARE 35°57'38.67"N 75°49'4.00"W). THANKS TO THE NEW HWY 264 BRIDGE WHICH BY-PASSES MANTEO, IT TAKES ABOUT 20 MINUTES TO GET TO WHALEBONE JUNCTION IN NAGS HEAD. THIS IS THE INTERSECTION OF HWY 12 AND HWY 64/264. THERE IS A BEACH ACCESS ACROSS FROM THAT INTERSECTION ON THE BEACH ROAD. I WOULD ASSUME THERE WOULD BE NO PROBLEM GETTING CAMA PERMITS TO BUILD WHATEVER DOCK YOU WOULD WANT. IF YOU LOOK AT THE PLAT, YOU CAN SEE CAHOON ROAD R/W RUNS THROUGHT THE PROPERTY. ALL OF THE PROPERTY ON THE NORTH SIDE OF THE ROAD HAS BEEN FILLED UP TO THE BULKHEAD. ITS AROUND 1/4 OF AN ACRE ON THE NORTH SIDE OF THE ROAD. ON THE SOUTH SIDE OF THE ROAD THERE IS A SMALL POND AND BEHIND THAT IS LOWER LAND. I REALLY DON'T KNOW WHAT YOU WOULD BE ABLE TO DO WITH THAT. Someone asked how far to sound? Since it's soundfront I'm gunna go out on a limb and say it depends on what part of the lot you are standing on. If you are at the edge, one step to the sound. From the street side, maybe a few hundred steps.
