Default Free House in Clearwater Florida

I have a 1/1 mobile home that I had rented out for 3 yrs. The renter bailed on me unexpectedly, and I'm done being a landlord.

House is in decent shape, could use some minor work, but it's not bad at all. I would keep it if I had a need for it, but I don't.

I'm giving it away to whoever wants it. You must be over 40yrs old and be approved by the park. It's a really great park, pool, gym, billiards room, shuffleboard, etc. Located in Clearwater Florida, and is perfect for snowbirds or a single person.

Park fees are:

Space Rent - $430/mo
Water/Sewer/Trash - monthly average is around $50-$55 per month.

No property taxes (valued below $25k).

This would make a great snowbird house (70% of the residents are snowbirds), or a great vacation home. It's roughly 5 miles from Clearwater Beach, and about 2.5 miles to Upper Tampa Bay.

In an ideal world, I'd love it to go to a single person who is in need of decent, safe housing. But, if you want to rent it out, that's fine. If you want to flip it, that's fine too.

1. Sounds like a nice deal esp for what you said , "preferably a single person in need of decent housing." Very generous if that's the case.

2. Being devils advocate for others, do u have a lease or agreement with the park? ie ur responsible for the $500/mo ($6000K/yr) for X years?
3. What's the occupancy rate of the park? If its real low, I'll assume there is a reason no one wants to live there. If its full that could mean it is a desirable place to live.

My apologies if your are truly giving away a valuable item to someone in need. However I have seen many unsophisticated people get taken (aka "we pay cash for houses" -- yeah but we keep all your equity and if u don't have equity we don't want ur house).... or "here's a free house", (but the trailer is worthless and you just got me out of a $6000/yr x 20 yr = $120,000 debt obligation I had).

I don't know trailers or this sit... if its valuable and ur giving it away, again kudos to you-- very cool to help people esp now as there are many that could use it.

There is no set term on the park lease.

When park is at 90-100% occupancy. During the summer though, it's quiet - about 70% of the owners are snowbirds. It's an excellent park.

As far as who gets it, I really don't care. I just thought it would be awesome if someone in a shitty situation was able to use this as a way out to a better living situation, but there are no requirements in my offer.

It's not the Taj Mahal, but it's a decent place, and in a wonderful real estate market such like we're seeing, it's easier to just give stuff away sometimes. Not everyone has an ulterior motive....
