Sounds like there are a few options. Let's keep the exercise to $500k for the real estate and no kids to worry about for schooling.

For a real airport, important to me as well, and a real financial center, you are really just talking Miami/Ft Lauderdale and Tampa/St. Pete. Maybe Jacksonville or WPB. A nice deep water house is gonna cost you; you'll have to go see for yourself since "value" and livability are such a personal decision. We are in the same hunt and have found coastal NC lacking after giving it a test drive the past 7 months. I am a SF Bay Area native, BTW and still have strong roots there.

Morehead City is a great place. The airports would be connection though unless you made the drive to Raleigh. New Bern is a pretty good little air port that will get you to some of the international airports. We are looking at a house in MHC on a deep water canal. It is 3 levels. 1st is a huge garage/tackle room. 2nd is the master bed/bath, kitchen, living room and a very nice covered porch. 3rd is 2 more bedrooms and 2 full baths with giant closets with a living room in between them for less around 600. It also has a dock with a slip, 10k boat lift, and a smaller jet ski lift. Houses can be bought in the Morehead right now a decent prices.

I know we need to get to some of these places and see for ourselves, but just wanting this thread to maybe give us a few pointers on where to start, which it has done.

I still like the FL idea, but the Admiral isn't so keen.

Any places in NJ that are 500k-750k for canal front and less than 60mins to Manhattan by public transport?

Just curious what the Admiral doesn't like about Fl? I realize it is not for everyone but it is very common to hear misconceptions.


e.g. Hurricanes.. True we get them (occasionally) and they are a pain to deal with. Compared to your areas common 'natural disasters' I would call it a tie since we get a 5 day warning cone to make the call to leave or stay. (This is just an example of reasons I hear people say they wouldn't live in FL)

It is not the hurricanes and yes I do understand about the earthquakes with no notice vs the few days or prep for a hurricane. I came from a part of Australia that gets a lot of cyclones and am very familiar with this phenomenon.

Her biggest hangup is the humidity and bugs. For whatever reason she gets absolutely attacked by mosquitoes even when nobody else around her is getting bitten.

And the heat itself isn't a problem, it is the humidity that goes with it which makes it unbearably sticky to go outside.

So if you have any ammo I can use on either of these two points please send it my way. Thanks.

Well humidity and bugs are a difficult one to get around. I could make a political analogy between the mosquitoes and the California Libs but that would just send this thread to the bilge and wouldn't help you.

Good points about humidity, it is great for your skin. Do you know how hard it is to get chapped lips in Fl? Keeps a lady looking younger (if she wears sunscreen), if you have straight hair it gives you "body" (people with curly hair tend to have bad hair days here).

I will say this; look carefully at the South Florida heat/humidity indexes during the same summer months as the other coastal states mentioned (NJ, NC). You will probably be shocked to see Florida will either be the same or a little cooler (late July - Sept).

That's all I got but best of luck to you in searching and I hope you find something you both enjoy on the "Right Coast".

I'm in southren ocean co. city/town name is Little egg harbor. By boat I am 45 min. from the Atlantic city casinos and once out of the canal (we call them lagoons here) I am 10 minutes from the inlet.

Doing the speed limit you are 2 hr,s from NYC holland tunnel. 100 miles door to door, I do it often as I work for a RR that services NYC. The city of Newark NJ has an international airport that I use instead of the NY airports, called Newark liberty international airport code (EWR). 1 hr. 45 min. from door to airport.

If you go north along the NJ coast you hit Manahawkin (Beach haven west) with direct access to long beach island by car. but that will also mean another 20-30 min. run to hit the inlet, Give something to get something. Manahawkin is more developed as people like the access to the island for the beach in summer. They have movie theater many strip malls fast food, hotel, family rest. and the price is about 50-100K higher then where I am, also figure 90 min. or so to NYC 1 hr. 15 to EWR.

As you get closer to NYC (north) you'll hit Toms River, Forked river, and about as far north as you can get with waterfront is Brick, NJ. Brick is about 50 minutes from NYC 30 or so from EWR.

If you look at a google map you'll get a good idea where things are. We use the GSP along the coast and go by exit numbers. The exit for NYC is anywhere from 155-140 mile marker. I'm at 58, manahawkin is 63, brick is about 100 or so.

If you think you may want to take a better look at some point let me know and I'll find out more about spicific areas for you. Toms river is the county seat for Ocean co. and is the most developed of them. Prop. taxes are high in NJ, something else you may want to thnk about. My modest home 3bd. 1 bath ranch on a corner lot is over 5K. A friend of mine who's home has a value of around 650K same town is paying over 10K in prop. tax.

I cannot imagine trading SF Bay Area for coastal New Jersey. Based on the OP, you gain nothing from your current situation. And while we love cruising the Jersey Shore in summertime, you will NOT like the winter weather, and your wife will NOT like the green head flies. There is no free lunch in where to locate; ultimately, places are expensive for a reason. We have lived in CA, WA, IL, VA, TX,FL, and NC and I have done business in every state in the country.

Most of the places recommended so far, you'd be just as well moving to Rio Vista ( a town quite similar to most of E. North Carolina burgs) or Stockton (about the equivalent of, say, Wilmington)? Summer in Florida will be very similar, heat index wise, but with the addition of regular thunderstorms.

No worry about being snowed in, once in awhile you get a freak snow storm and it will all be gone after a few days with the exceptions of the piles made by the plows.

I take my boat out of the water in early Nov. and drop it back in come early April., the 4 months I worry about freezing. You think I would have read the thread before replying.

60 min. from NYC using mass transit, you should check out (NJT) New Jersey transit web page. I think they have servie to Brick town wich is about 60 min. from NYC. There are other towns/cityies that have waterfront access including Jesrey city where I live but the price will be more then 500 K, unless you don't mind using a marina. Keep in mind the closer to NYC you get the higher the price and the more snow you get.

You still won't be snowed in but you get more of it. an Avg. winter for us is a couple of 3-4" snows a couple of 6" snows and 1 maybe 2 12" or more snows per season.

You'll be driving either the same day or worse case the next day no matter what though. Snow is no big deal once you get use to it.

It's the cold I want to get away from.

Maybe I am biased being in New York, but the only financial district that comes to my mind in the Southeast is Atlanta, which unfortunately is nowhere near the salt water.

Well I would argue Charlotte but that is just an Atlanta suburb.
