Default Real state advise from the Miami/south FL guys....

Looking at some homes and find an area that I'm not completely aware of....is called Biscayne Gardens.. do you know the area???how would you rate it from 1 to 10, 1 being ghetto and 10 being Coral Gables on regard to crime, schools, over all ???

I think you could have done better with a set of darts. Not Coral Gables but definitely in the 8 to 9 range-Coconut Grove, Pinecrest, Palmetto Bay.

I work on broward most of the time and the wife too, so we wanted to try to stay around broward... this one was the first one that we look on dade.

Dude....just shoot me an email or call me. I was born and raised here, I know probably everything there is to know about every area between Homestead and Boca Raton.

NO....don't think about that location, its basically Opa Lacka. And I think you are looking at that area because of the ocean access. i'm pretty sure there are very low bridges which you would not be able to fit a 35 Intrepid under.

When you enter into North Dade County you will need to look east of US-1/Biscayne Blvd for waterfront. Anything west of Biscayne Blvd is going to be ghetto for the most part.

If it's south of the Martin County line I lock my doors. Scarab, I hate to see what's happened to south Florida. I still remember Ft. Lauderdale from the late '50's.

Hey buddy... didn't want to bust your balls with this because I almost knew the answer that I was going to get, but I was hoping to be wrong.... the wife was rigth...

Everything else was TOO DAMN GOOD to be true!!!!2004 6000sqf 6/3/2 plus guest house for 499k!!!!!!!!!
The ad said that the home had ocean access but is BS. I follow the river, on google maps, to biscayne bay. Counted 9 bridges, but is only navigable from the Miami Shores Country club(very last bridge) to the east. I asked the owners if the thing was really ocean acces, and they had the cojones to bs me on my face " oh yea, yea....all the way to the bay...."

Good post, ghost. An interesting part of early Florida history from the "boom" days. Interesting drive thru Opa-Locka..in the daytime with the doors locked!

If you stick to Broward County, look west, maybe in Weston. No ocean access but you can always fish the canals for peacock bass.

Run Forest Run!

I would look at Ft Lauderdale, Pompano Beach, Lighthouse Point & Deerfield Beach for ocean access. There are some locations in Hollywood & a little in Dania too.

I live on Pembroke Pines right now.
One of the main reasons to move is to get away of HOAs BS and dues!!!!
I pay $160 per month on HOA dues (I know thats nothing... some people pay as much as $600 per month) and I can't keep my boat on my home so another $150 for storage...total $310 monthly that I could be putting on my mortgage payment.

Pembroke and Miramar is almost completely HOA... Weston is the same but even tougher on regulations and more expensive over all.

Funny thing is that for every home available in a non-hoa area, you will find 3 or 4 available in a hoa. VERY NICE HOMES, but they do not sell....

I've looked in to Ft. Lauderdale and Hollywood... but usually those homes are smaller than what we need(want), specially the ones on the water.

Pompano: Wife says is too far away from work, etc...

Have not looked Lighthouse Point & Derfield Beach but I will take a peak now...

Dania-Plantation-Davie are really nice, but the good homes are getting hit really hard with Short Sales that take long time to go in foreclosure.
We wasted 6 months waiting on a short sale, that it will never happen because the owner wants to live for free as long as they can!!!!

I understand that we are being really picky... but I think that this is the right market to buy exactly what you want and be picky....
