If regularly is once or twice a year, yes.... If we were in a full or new moon stage it'd be a lot higher... Height limitations in effect when I lifted the house determined the garage elevation... Imagine this; The house floor was at the same elevation as the garage floor is now, and it was built in 1931... The floor had 2" diameter drain holes in every room when I bought it!
Fear not, I knew the garage would flood from day one, everything is designed around that... Laundry & kithchen are on a platform 16" off the floor.. The floor has 6" of pitch in it so it drains quickly, note the water level on the blocks under the car vs those under the golf cart...

I have three man caves......tools and tackle man cave, indoor man cave and a mobile man cave (Excursion). I'm not into cars so I don't need much space.
Dayum, some of you have some nice caves!! Mine consists of a 2 car garage with lots of tools (home and auto) and my street/ strip car, tv, radio and my laptop when Im in there.. And some lil tiny stinking ants that I am battling to kill...rrgg

car port lol i have a whole other lot on the side of the garage i use for my fire pit ... could squeeze a 60'X100' building back there ..... neighbors would love me . when ever my buddies come over we hang out in the dome . no worry about anyone droping a cigarette butt on the floor spilling there beer ( man foul and against the law in the cave) it all sweeps up most the time ( weeks later ) with out too much of a hassel

I’m a woman, yet I can certainly appreciate a good man cave when I see one. I myself have a pretty impressive collection of tools . Half of them I purchased on my own… half were inherited from my dad when he passed. All of them are located in my very unimpressive garage.

nothing but the best ..... actually my deep fryer ... i got hooked on cheese sticks for like a month and fryed them up .. nothing like a 4000 calorie snack

First I will see if the street drains completely out at low tide, if it does, I'll do nothing. If there's still water in the street at low, I go up one more block. I just jack one side at a time with two floor jacks, easy and quicker.
I rinse the legs off the bench, I built it, the legs are made from 1/4" with lots of paint on it! No effect yet (about 10 years now).. The casters don't caster anymore tho

I have a Yamaha SUV 1200 that I modified so that I may fish and dive from it. It is the largest and only 4 person that Yamaha made from 1998-2004, that is why I chose it to modify. Size equals stability when it comes to PWC's. The SUV has 115 gallons of storage in three compartments of Items up to six feet long. It holds 21 gallons of gas and two gallons of oil. I can go 80-100 miles depending on the seas. I can easily carry 12 extra gallons to give me 50 more miles. I do not usually go any further than 30 miles offshore by myself. When I go further than that I have a buddy boat fill me up before going back in.My last trip 58 miles out took three hours to get out in 4-5 footers, I caught 12 amber jacks on jigs in 4 hours. The seas laid down and it only took me 1 hour twenty minutes to get back at 45-50 mph. I have not been "towed" out or back, where would the fun be in that. I have put over 600 hundred hours onit in two years. I also have a 25 ft Grady White but recently I have been fishing from my ski more than the boat, I find it fun and some times challenging. Last year I fished from it over 70 times. Most of my fishing is in the Chesapeake Bay, Coastal Virginia and North Carolina. When the weather is right I do like to go offshore. I am very safety concious, Some of the the things I carry are: Flares, hard wired gps, hand held GPS, hard wired VHF, Hand held VHF, EPIRB, Spot GPS Tracker, Dye Packs, Compass, Peronal strobe, cell phone and in the winter I wear a Wet suit, dry suit and or Mustang Survival Suit. How many years have you been fishing from your jet ski? The reason I ask is about 3 maybe 4 years ago a guy on a jet ski (not sure if it was you) at the boat ramp (by the Lesner Bridge) asked how we did. We showed him some big stripers and taug and he wanted to take a few pics of them. The whole time he was saying that his day would come when he landed some big stripers and taug and if that was you I see your day has come over and over again. I also post on Tidalfish and follow your post there.

Lookin good, real good.. Just finished hosing out the place, best if you get it while its still wet silt. Low was officially at 1:15, the street is empty and it's still running out hard.. Wind kinda dropped out, but its back at about 15 NE now.... I think it'll be a little less than we had this morning.
