Had the driveway paved a year ago. It still looks like the day it was done, and I'd like to keep it in the best shape possible. Its been through one winter here in Pa., should it be done now or wait another year? Driveway guys, what say you?
I just did mine after having a new driveway installed last year.
I used the mid grade "airport" stuff from Home Depot with the
7 or 8 year guarentee hoping it'll last half that long. It's a filthy,
smelly job and I'm NOT doing it every other year.

I did mine this year with the same stuff from Home Depot CJS used, they had 3 different grades of stuff and I went in the middle. I bought the house 3 years ago and my driveway is huge and probably hasn't been done in at least 5 years. It took 5 of those 5 gallon buckets to do it with one coat and it came out looking almost like new. I didn't feel like spending the money on another 5 buckets and the time to do another coat but now I will keep up on it every 2 years.
It's purely cosmetic so do it whenever you want to.

Freeze and thaw causes the most damage to any blacktop drive. If you can seal it your better off
Wait 30 days after new driveway is down. I coat mine every year, makes it easier to get the snow off. I use about 6 5 gallon buckets of the 5 year stuff from Lowes

Consider all the parking lots and streets that are NOT sealed and last for years, like many, many years, with heavy traffic. The 6 year old street in front of my house along with my 6 year old driveway are mint with no sealant. My parents driveway in one of their houses is almost 30 years old, no sealant and winters in MA, no problem.
We're talking driveways, how fast does one travel on them?
I am a home builder I recommend you wait 2 years before you seal it. Right now it is not cured and it will weaken it. Also make sure you do it during mild temps spring/fall.

The way it's been explained to me is, asphalt needs to breath, if you seal it, it CAN NOT breath. If asphalt can't breath if WILL crack!
Sealing driveways is nothing more than a money making scheme taking advantage of the unsepecting! The worse the driveway looks, the more you need to call back someone to seal it.

I was told pretty much the same thing by the guy who paved my driveway.

I asked the asphalt company when I had the my driveway done regarding sealing. They said "Only if you want your driveway to look shiny and black" and other than that it is a total waste.
I was driving down the Interstate this morning, with my thoughts, and in the stop and go traffic i was in, I looked down and marveled at how good a shape the asphalt was despite all the years of endless traffic, both slow speed and high speed along with all the tons of trucks and snowplows doing their best to mess up the road. It has NO sealant on it.
As mentioned above, none of the roads are seal coated. Some people use it as a bandaid to keep water out of areas that are failing in driveways and parking lots. That is only a temporary fix for an area that needs to be patched. I wouldn't put it on my driveway. That stuff can be slippery when it gets wet. If you do decide to do it you are in the right time window. It shouldn't be done before a year after the asphalt has been down.
I just installed a new asphalt driveway and parking lot this past April. The paving company sald to wait one year and have it sealed and then seal it every five years thereafter. He also said to use a commercial grade sealant which is sprayed from a truck. I agree with others on this post that if your using the 5 gal buckets and spreading it by hand your wasting your money. It may look better for a few years but that is all.
