Default Oak Island/Long Beach property?

I'm interested in a lot some where on Oak Island or further south in the Long Beach area,basically some where on the Island. I know there are quite a few realtor's in the area, but was hoping someone knew a Friend of a friend of a friend who may be interested in parting with a lot and size is not so important, but large enough for a home in the future.

I'd recommend taking a little time to drive around the island next time you're in Southport. I've seen several lots on the market now that are "for sale by owner" (if want to avoid dealing with a realtor). Just better not wait too long - prices seem to be going up everytime a new property hits the market (especially closer to water). Another area you might want to check out is Sunset Harbor (unless need walking distance to beach). It's located on mainland side of ICW behind Oak Island and has good access to waterway. Prices there may be more reasonable - at least for a while longer.

There are quite a few houses and lots for sale on the waterway these days. The prices have gone up substantially in the last few years but good water-access places are still available. Lots not on water are quite common and reasonably priced. New houses are going up all the time. I seem to recall the State Port Pilot indicating that there were about 6,000 buildable lots still on Oak Island. Perhaps I read that wrong. That seems like too many but it is a long beach with a large wooded area between the beach and the AIW. I am on the AIW but love being able to get to the beach in just a few minutes. Keep in mind that almost all the street ends offer parking and public access to the beach as well as to the AIW.

Thanks for the replies, I was down this past weekend and did quite a bit of looking around and will be back to the island in two weeks to look again, I really like the southern part of the island in the Long Beach area. Thanks

If you want beachfront keep in mind that many of the lots are nonrebuild lots. You might not be allowed to rebuild if a storm destroys half the house or the septic system. Second and third row houses are just a short walk to the beach. I looked at several second row houses before I bought on the AIW.

Check out the Fish House at Blue Water Point for some good food. I love their steam pot and their grouper oscar. Chasers is my favorite for a good burger, a bowl of pintos, and a favorite beverage.

Bear in mind that the sand is migrating from the East to the West, so the Southern portions may not be at risk as much as the other sections of the island.

If you want land, buy NOW. Vacant lots could be bought for $6,000 or less 10 years ago. They are now increasing, nearly exponentially, in value. Now, it will be hard to come by a vacant interior lot for less than $100,000!* Add to that sewer connection.... etc...* Reliable rumour is that property values will double again once the second bridge is (just) started...
