6k for a week here is a insane price regardless of what beach house you get (its just a place to sleep) Find something cheaper and use that money on a few charters. If you really want to spend that kind of money for oceanfront views jump on a plane and head to Hawaii.

Here's my take... There are perhaps 4 different types of vacations you can experience there.
1) Jam packed right in the middle of all the action. Houses on top of each other; lots of stuff for the kids to do within biking distance. Thin and crowned beaches. Not my thing

2) Other extreme... middle of nowhere... 30min beach ride to the North edge... ( I also didn't like it... 40min ride for coffee... beach used as a highway = no chasing crabs at night with the kids... truck/cars traveling everywhere...)

3) Long drive south past Hatteras to Ocracoke (historic; lots of open beaches, not much for kids to do).

4) My recommendation... South Oregon Inlet road... get as south as you can. Reasons...
4a) The beach is (well was) wide and at low tide is excellent for little kids.
4b) 5min walk south and you in the National seashore = no one around early in the morning... private walks with you're loved one... you get the idea.
4c) Short 10min drive north.. well maybe 15... and you right in the action for the kids.
4d) Short 5min drive south and your at Oregon Inlet.. boating, etc.
4e) Same short drive and you can drive your truck on the beach to the outside of Oregon Inlet... great for kids on the inside edge.. fishing outside(oh... took me two seasons to figure out there are no real fish in the summer... they were all in my home state of NH
4f) You're basically centrally located; you can hit Hatteras and Ocracoke easily... you can go north to the action.

In the end thou.. for us it was being able to have adult time in the early morning on a deserted beach; and a nicely sloping beach for the kids during the day... close enough to the action if desired.

Oh... get ready for the WORST FOOD imaginable in any of the restaurants in any of the tourist rags... sorry... it was all low quality.

The good news... is there's a hole in the wall place.. you know.. .needs paint... dirt parking lot... I'll remember or dig it up... its.... its... shoot... Pete's or... I found it via Google Earth... the lat/lon is below.

The hole in the wall restaurant is directly across from Buxton Harbor Fire House Restaurant.... I'll remember the name one day...

Across from Buxton Harbor, Pop's specializes in steamed seafood, including shrimp, clams, oysters and crab legs. They also have more hearty fare, like burgers, subs, barbecue, seafood platters and a lot more. They're open for lunch and dinner, and they close on Sundays.

if you go there... could you pick me up a tee-shirt??? they didn't have x-large last time I was there... stone washed green would be nice..

you have to understand that we are traveling with 8 Adults and 4 Children and possibly 1 babysitter to watch the kids. That requires a home with at least 6-7 br's.

The homes we are looking at are in the 3500-4000sq ft range with a pool, hot tub, plasma tv's, 6 baths, fire pit, game room, home surround etc. and right on or near the beach and at the hight of prime time late june or july.

Can anyone weigh in on the Duck or corolla areas???

8 Adults and 4 Kids..... You need a baby sitter with 4 kids between 8 Adults? Don't mean to be a smart azz but what am I missing?

All of the kids are between 1-6. And my bad, there are 5 not 4 children. None of the kids are old enought to really take care or watch their siblings. I mainly want a babysitter to keep the peace in the family. She can help with the feeding, bathing, diaper duties, clean up messes and watch the children when the adults want to do adult things.

When I am on vacation I don't really want the same duties as when I am home.

During the drive home I want peace, not her saying "You just did what you wanted and left me to slave over the kids, cleaning, cooking etc"

Guys... you know how this goes... some folks will have great service others bad... ours was bad... let's see...

House was in horse country 1/2mile south of Virginia beach.
House was a total mess... bathrooms fixtures, shower heads, outdoor showers didn't work, water/mold everywhere.
DVD players, TVs, Cable were all old and jun
Doors / windows didn't close open.
Supposedly new air conditioning system... didn't work... we spent a week without air in August with windows that didn't open.
All of the contractors that came out were stressed and not happy with Twiddy (they saw how bad things were and felt bad for us... but didn't have teh time nor were being paid enough from Tiddy for the headaches).

In the end... I wrote up a parts list and fixed everything other than the AC.. .the AC was fixed 7 day's into our vaca by certified techs.

Tiddy's response and conversations with many folks left us with no doubt that they were NOT an outfit we'd ever do business with... they know that we'd never drive/fly down for a court date... so they took advantage of it... I'm usually the more aggressive of the heard... yet I was the one who had to hold back one of our party from driving his 250 over everyone of Twiddy's office air conditioning systems.. .

So... I'm sure there are 100's who've had good luck.. our experience was... misleading statements of house quality and functioning systems... and no real dedication to resolving them.

If I hadn't been a boater and able to repair most of the issues myself (yes I travel with a full tool set)... we would of moved out and rented and sued later.

Check www.surforsound.com that is who we rent from every year, we stay in the wind over waves area and normally get a house big enough for 5 familys for around 4k for the week with insurance. This area is half way between nags head and hatteras and all the houses have sound views. Now if you want ocean front the price goes up quite a bit!
