Default Where is the Least Expensive/Nicest Place in America To Buy Waterfront Property?

We all know the hot spots, we all know the hot lakes/ocean cities, etc in the USA. However, where are the GEMS? Where can you still buy a 1/2 acre of waterfront land on a big KICK ASS lake for under 100k or a 4 bedroom home for under 400k? Where can you boat with the family with attractions to do VERY near or even on the water?

My family and I want to move to a lake front ( or ocean front ) home in a warmer climate in the USA. We want to be able to boat at least 9 months of the year? With the real estate market as high as it is, are there no Diamonds left in an area that hasn't gone up in price?

Right now we are NEAR lake winnipesaukee ( which I still cannot spell right ) new home on postage losts are 750k+ and you can only boat for 4 months with good weather. We wanter cheaper, longer, and just as nice!

We actually have a three bedroom home for sale on the mississippi gulf coast, it is on the bayou. It is located in Ocean Springs, right across the bridge from biloxi. It is a 3500 sqft home that was completely rennovated due to Katrina. I believe it sits on 2.5 acres near the national seashore park.

OBX, NC, boat 12 months of the year. 35 mile run to the gulfstream.

Sound (canal front) home is doable for about half a mil, with dockage for a 30" draft boat. Average temp during the winter is 45 degrees.

Look in Frisco, Nags Head, Kill Devil Hills, and Hatteras.

We have several houses on our street for about $400K--Bayou front, 14 miles to Gulf, about 12 to ICW, Area in back of the bayou is wild life preserve. Lot next door is 300K, There are some places which were flooded with Ivan which are still available for about 400 K. I just spent a few days on the "Forgotten coast"--well it tain't forgotten any more. From Mexico Beach to St. Mark's everything is for Sale--and at at least $700K---way over priced. Gulf Coast waterfront is not selling and prices are comming down. I know of a few places up the rivers and bays where your numbers are very close in the Gulf Coast area. But the new building costs are very high. Two new houses just started this week. No one on the crew speaks English!

Time to buy was 3 years ago, prices have tripled since then. Just hang on for a while, the fed is on a rampage and the economic indicators are flat wrong. The real cost of living is going up at rates that most will not be able to deal with. You will see people selling their second homes to allow them to pay for health care, 16 year old sons and daughters car insurance, food, and energy. My neighbor at the coast has his house for sale and has reduced it after only 1 month due to lack of interest.

I had a lady contact me yesterday regarding her Ocean Front Mansion in North Carolina yesterday. If a person won a large lottery then it would be cheap. Asking price is only $7.4M The 3 acre estate can be seen at www.bodkinrealty.com It sure looks like a beauty. In marina sales in Ontario, I had heard the east coast is becoming just as expensive as the West Coast and Florida. It will be interesting finding out from the forum where the cheapest property my be.

Tidewater Area of Virginia still has some affordable waterfront, I bought my 1/2 acre waterfront house (with bridge restriction) three years ago for $126K and prices in the area are still holding below 350K for waterfront...

You can't touch anything on the water for less than $500,000 on St. Pete Beach and many of the home were build in the late 1950's. The trend around here is to buy the old waterfront home and tear it down to put up a mega house or more stupid condos. The beach is not what it used to be anymore. The developers are running the average man out. I hate condos !

A friend bought 20 acres in the country (undeveloped) started selling fill dirt off of it. Ended up a few years later with an 8 acre pond.. Water is beautiful, it's all his and the people that dug the pond removed the dirt and paid for all of the property, the house a few new trucks and a tractor and everything else around it and then some. It took 3-4 years to finish the pond but in the end it and the land around it paid for itself. Now that's what I call economical waterfront property..

Sounds like a plan, however the conservation and environmental restrictions in most places now would never let you do that.

By New England standards, parts of the Chesapeake Bay and Albemarle Sound are still very reasonably priced, but those areas aren't really 4-season usage, more like 8 or 9 months.

What little research I have done points to the Florida Panhandle, Mississippi and Louisiana coastlines as the last, affordable, warm weather locations. Of course that area does have a little problem with hurricanes...

north and south shore of Long Island are nice but are no way inexpensive maybe the most expensive in the country
