As far as the sealer goes, I believe there is a New South dealer, and I know there is a General Materials store in your area. They sell "concrete accessories" (a generic term for all kinds of construction stuff). They will have what you need and precise instructions on how to apply.

Who said anything about an oil stain?

Full strength oxalic acid, such as Davis FSR gel or Naval Jelly should remove the rust.

I've used muriatic acid and it gets rid of everything..just don't get it on you.

if all else fails, a pressure washer usually lifts most stains, just select the right tip.

Try TSP (Trisodium Phosphate). You can get it at home improvement stores in the paint dept. Mix with water to a thick paste and work this into the stain with a stiff brush. Let it work for a half hour or so then rinse off. Also works to remove fish odor and stains etc. in the washer. Cleans beer and wine making supplies . Biodegradable.

Muriatic acid is used to clean concrete as well as to etch it. Too much at a high concentration can destroy concrete so always flush well with clean water after application.
