Ft Myers-Cape Coral hows the fishing and house prices?
I am thinking about coming down there and am interested in the fishing and housing prices there! I think a nice little house on a canal with a lift would be perfect. Hows the lifestyle and demographics there are there better places? Thanks!

Take a look a little north to Port Charlotte, still reasonable water front and great back bay fishing with all of Port Charlotte Harbor and two great river systems, the run to Boca Grande pass and the gulf is only 40 minutes and you are very well protected from storm surges. The wife and I just built a house there and love it.

I love Ft. Myers. I bought a condo there about 7 years ago, with golf and marina included. Haven't looked back since. Cape Coral is cheaper, but it's a bit more redneck than Ft. Myers. Not sure why, because I think the Cape has a lot to offer, just never seems to have taken off.
There are plenty of deals though, particulary now that people are dying to unload their investment real estate.
Now, if you want classy, check out Naples to the south or Boca Grande to the north. If money wasn't an object, I probably would have bought in Naples. However, the prices were well over 2x as much in Naples than in Ft. Myers, and don't even get me started on Boca Grande...

The water in Port Charlotte is much cleaner than in the Ft Myers/Cape Coral area. Polluted Lake Ochechobbee water flows down the Caloosahatchee river into the Ft Myers/Cape Coral area and just causes all kinds of problems.
What kind of fishing are you planning on? If you move a little south you can make trips down to the Keys and get into some great fishing in the Gulf Stream and out around Dry Tortugas.

I think it is a great time to buy. My folks still have 2 lots in the Cape (off Burnt Store) that are on canals leading out to the bay. Couple years ago they were going for 225K+ for just the lot, now you can probably pick one up for 75K give or take. They bought 3 lots years ago and ended up building on one. Living the dream in my book, pool, Jacuzzi and boat on life. Life is good.

Curious...if $150K buys a nice canal front, what does $1 million get you? Prices here in Jersey are still out of sight for nice waterfront and believe it or not, $1 million doesn't buy much anymore!
How bad are the taxes and insurance (multiple policies) for FL waterfront?

The fishing has been great. I gave up fishing by boat (just go cruisin') because it only takes 2 minutes to catch a nice snook, red or trout off the dock. $1.5MM will buy ours...could have gotten $2MM two years ago...damnit! $150k wouldn't get you a mailbox around here...don't know where that could be?

I have lived in Fort Myers/Cape Coral for 35 years, and wouldn't recognize it from the info that I have read so far... One guy says Cape Coral has not taken off? It is the largest city in Southwest Florida by far... way bigger than Fort Myers. In Fort Myers there are actually very, very few places where you can have your boat on a lift behind your home... compared to Cape Coral.... Are there Rednecks... in a city of 150,000 population there are some neighborhoods of working people in entry level homes... is that what we are talking about... The wealthy Waterfromt neighborhoods of Cape Coral are are more frequent and more wealthy than the very few waterfront neighborhoods of Fort Myers... and the Fort Myers waterfront neighborhoods are typically populated by 20+ year old homes... without the style people are looking for... ( I know someone will find an exception)

Prices are great in the area...vacant gulf access waterfront property in Cape Coral starts right at $70k. You can find some direct access (no bridges) older Florida style homes in the low to mid $200's. Gulf access condos start in the mid $100's or so. You may want to check out pine island . Not a beach on the place and access to captiva , sanibel and boca grande . Without beaches alot less traffic and people . Just what a country boy like me needs. I go there for 2 months and love it. Hank

In your opinion, do the good values to be had in land and homes get wiped out by what it costs to insure them and the tax you will pay by becoming a new homeowner in FL?

Lehigh is looking GREAT. I have five lots there. I wil sell them to you real cheap, but only because you are a fellow THT'er. Seriously, Lehigh was just starting to develop during the real estate boom/bubble but was caught way short. I really do have five lots there and would love to sell them, but the market is so ridiculously weak that it simply makes no sense right now.
IMO, there are some great bargains to be had in Lehigh now, and if I had money, I would be scooping up all the SW Florida Real Esate I could afford. Unfortunately for me, five lots in Lehigh, one condo in Ft. Myers and a lot in Alva are all I can afford or will ever be able to afford for the next twenty years given the way the real estate market crashed. On the bright side, I can service my debt. I feel terribly bad for those who can't.
