Sorry if this is the wrong forum but...

My wife and I have a condo in North Myrtle Beach and we're not too crazy about the beaches in that area (too many high rises) so we're thinking of selling and buying a place on the Outer Banks. We'll be at the condo in late Sept and will probably rent a place on the Outer Banks to spend a week at as well to check things out.

So we'd looking for something that's easy to get to (we live in CT), has nice beaches nearby, good access for fishing (surf and boat), and is in a decent rental area. Any recommendations?

You don't have to go all the way up to outer banks. Sunset Beach is just over the border into NC. Has those same nice sand beaches, but Sunset Beach does not allow any high-rises, so the beaches are never crowded. If you swim, you'll find the water to be MUCH warmer down there compared to outer banks.

"You don't have to go all the way up to outer banks". They are coming DOWN from Conneticut. If you want to share the beach with hundreds of others, go to Nags Head area. If not, Hatteras could be for you.

After watching that video I'm not sure I'd want to be in Hatteras even though it looks like an amazing place.

Probably a shorter drive from CT to Sunset Beach than Outer Banks, depending on where you go. Not trying to knock Outer Banks, just trying to point out alternatives. And Sunset Beach is a lot like where OP has been going but without the crowds.

I second Pirates Cove. If you are looking for a boating resort-type PC is tough to beat on the OBX. We have a condo there and love it. We might even be looking to "move up" there if things work out. We only rent to people we know and trust but I'm sure we'd be mostly booked for the season if we went into a program. I personally don't find the Nags Head beaches all that crowded, especially now that they've been widened. There are a lot of good access points and when we do want to get away Hatteras Island is a short beautiful drive south.

We bought there after looking in Hatteras and Myrtle. We absolutely love Hatteras, so much so that we still rent a house for a week each year even though we own a place 40 mins north. In the end, we just couldn't invest in HI property with the storms, South 12, bridge, and beach access issues. MB was just too far from PA.

Although I'm just starting to research this I'm not really interested in Sunset Beach. We've been there via the waterway and it is less built up. I'd like to trim a few hours off the drive and broaden the fishing opportunities which aren't that great around NMB.

I agree with others - Outer Banks is hard to beat, especially if you have the capability (own a place) to get down there most any time of the year. :thumbsup:

I live in the Richmond, VA area and the wife and I TRY to get down there 3-5 times a year - mostly for long weekends, but also for a week in the summer.

Pirate's Cove is a GREAT place and central to most everything you'd want - especially if you have a place with a slip. By boat, you've got direct access to the sound, an easy run down to Oregon Inlet. Plenty of places to surf fish, still lots of open space on the beaches, several fishing piers, LOTS of good/great restaurants, yet still a pretty laid back area. :thumbsup: Also, I think P.C. probably has an excellent record on it's rental rate, should you wish to let them handle your rental or do it yourself. That speaks well for how good/desireable a location it is. :thumbsup:

I'd get a place there in a heartbeat if SOMEone would loan me some $'s - CHEAP! :grin:

I think you will be "sold" when you check the place out! ;cool;

Prices have come way down. Here's a nice deal. We rented this home on 2009 and 2010. In 09 is was listed at 1.4 or 1.4M which is crazy.......

I can get ya a sweet deal on a 2/2 soundfront condo ;):grin: and if you act fast you can be Mr Bruce W's landlord for a week towards the end of July!

I'm well aware of the drop in prices. We bought our condo in 2005 and could've doubled our money on it by 2007. Now, we'd be lucky to break even. But it could be worse. We could've bought in 2006 or early 2007 when prices were still up. The place in Manteo is well out of my price range ..

There are some pretty nice deal in Pirates Cove, along with Shallowbag Bay currently. There actually a 1 bedroom foreclosure in Pirates Cove currently for $199K (sorry Kone, I know these foreclosure don't help the "step up process").

I'll need to raise the rent:grin: We actually plan to look at a few homes in August when were are down there. Just need my son to figure out where is he going to college to see what kind of money we have to play with. I love that place in the Peninsula, all it needs is stairs down from the third floor deck to the pool. And your right Kone, I don't think anyone back in there flooded last year with the storm. Maybe Matt can verify that???

Heritage Point has really nice homes. And available lots if your looking to build also! If either PC or HP don't work out, I think another area to look in would be Old Nags Head Cove, or possibly even more off the beaten path in Kitty Hawk (Ivy Lane area), or for a little more upscale place, a lot of folks in Martins Point got hit hard in the recession.

And I agree with everyone else about Matt Myatt. When I bought my house last year, he was the only broker I needed to talk to.

HOA somewhere between $3800-$5000 per year in the condo section where he bought. Depends on the unit no set price for all condos.

I like the Rodanthe , Waves, Salvo area. You are right in the middle short drive to Oregon inlet or Hatteras and not as busy as Nags Head. Some really good deals to be had in that area.

If you are not looking for Glitz try some of the villages south of OI , Rodanthe, Waves, Salvo, Avon.
Few dining options, but, VERY inexpensive rentals and beautiful EMPTY beaches. Easy drive to OI, a little further to Hatteras if you are looking to go out on one of the big boats.

Figure $400-500 month. There are separate fees for both PC and whatever condo association you would be in. As far as extras I have a 25' slip w/ electric and water and also a spot in the boat/trailer storage yard, fenced and locked also with electric and water. Both have minimal (almost silly-low) annual fees.

It all adds up but I think the value is great. Imho PC does an excellent job with everything including the budget. The place always looks great, is well maintained, and when there's an issue they react quickly, plus they have a recreation staff that does a lot of fun stuff. The administration/ownership reaction after Hurricane Irene was incredible. Overall, I am very impressed.

Seems to me to be almost a cultish (in a good way) love of Hatteras Island. I am familiar with Beaufort NC and SC, Emerald Isle, Nags Head area, Charleston area, Hilton Head, Myrtle, etc - and sort of know the good things about each.

For the folks who really love Hatteras, what is it about that area you love so much. It's one of the few areas in the Carolina's on the coast I have not experienced.

I see "kone" has been checking on Heritage Point. What's with the 8 or so homes "for sale" in there, Matt - just the "current" market? Plus, still a number of lots "for sale"? ;? Even when the market was in full swing, it looked like H.P. was slower to develop than most other areas? Too high prices to start or ?? ;?

The few times I've ridden back there (last time was about 2 years ago), it appeared that things were kind of "slow" in homes going up, but what was there was VERY nice. Nice lots, lots of trees (not BIG stuff), GREAT privacy (for OBX), nice marina, etc.. Wuz the scoop? ;?

In my opinion the southern outer banks around Beaufort is as good as it gets. Great fishing, easy access, wild horses good beaches but great beaches easily accessable by boat. Some rentals at Olde Towne Yacht Club on Radio Island.

That is the same thought we have. From April to october we very seldom cross to the dark side!!(Over the Bridge) :grin: :grin:

for me the outer banks are too fragile, too much shit happens every storm. and audobon closing much of the beach for plover and turtle nesting. sunset beach is the most "sound" beach as far as protection from storms in NC.

I agree with you Chris, but also I feel that HP for the year round person is just too far out there. As much as I love HP, I don't think I could love there as I do like to be near things and i don't think I'm the only one that feels that way.

Take a look at the Peninsula, love it back there, rented 3X. Their fees are really low, something like $900.00 a year the last time I looked
