As some of you who follow my post may know I own Reel Addiction Charters based out of Fourchon, LA. Along with charter fishing I am also a licensed contractor.

For years I have dreamed about owning camp on Grand Isle but with the prices of most camps that dream was just not obtainable. Last year I was able to purchase some property located at 2685 Hwy 1 on Grand Isle. This property was once the Sea Breeze cottages. It consisted of 9 rental cottages and one office. The cottages which were at ground level sustained some damage during Katrina. After Katrina the cottages were lifted with new pilings to the new baseline flood elevation and as some of you recall this is how they were left till I came along. After much deliberation, the decision was made to tear everything down to the sills and start over. I remember a trip I took to Guatemala where we stayed in a private 6 unit villa. Each group had their separate villa which was located around a common pool and covered outdoor kitchen. I wanted to bring that type of development to Grand Isle. I wanted individual AFFORDABLE villas with common elements such as a pool and covered grilling area. After meeting with the town and discussing our plans Blue Water Villas was born. Blue Water Villas is located at 2685 Hwy 1 directly across the street from the beach with public beach access. Our complex will have a private swimming pool with covered a grilling area.

The complex consist of 10 individual (1086 sf living) villas. Each villa has 2 bedrooms and 1 bath with a large loft which acts as a 3rd bedroom. In the my unit we have it set up to sleep 10 people, however you can change this to suit your individual needs. All units have such standard amenities as Granite counter tops, Stained cypress cabinets, 18"x18" Ceramic tile floors, Cathedral ceilings and Stainless appliances to name a few. There will be yearly association dues to cover such items as pool maintenance, liability insurance and landscaping upkeep.

At this time we have 4 units under construction with a completion date of July 1st. Of the 4 units 3 units are sold. We are getting ready to start construction on the remaining 6 units soon.

This best part about this is I am offering these units for $149,900. I saw a need for affordable summer homes in Grand Isle so I hope my dream can fulfill one of yours.

Floor plans, restrictions, site plan and other documents available upon request.

I think you have a much needed niche and will do quite well. This is something I was looking for a year or two ago, and there was nothing of the sort. I have since built in Amaris Isle. Good luck with it, they'll sell quickly IMO. Put something like this on the water, like Tahiti East, but with units like you've built---would be really sweet.

I was running out of Barataria during Swollfest when y'all were running back in from an overnighter I presume---it was FUNKY out there. POURED all day, I called it quits and headed back in.

Thanks for the support. I wanted to offer something of a higher quality for an affordable price. I was looking for something on the water but the land prices down there are out of control. We should have the power turned on in a few weeks so stop by anytime.

On another note we were out at Marco Polo that Thursday and it was nasty. It was kind of cool we were watching storms blow up all around us but had stars out most of the night where we were. After making our limit of Yellowfin around 1am we headed north through one hell of a storm. I could not see 5 foot in front of the boat. As usual during the hard rain the seas eased up. We made it through and got to our Snapper/Grouper rig. About an hour latter the storm we ran through caught up with us and the 3-5's turned into 4-8 with occasional 10's. We fished till daylight and started the ride in.

On Saturday that was another story. Went out 30miles in 2-3's. Storms started popping up all around us. It got nasty!!!! On the way in we had to navigate through some 12 footers in a following sea for the last 10 miles. We ended up spearing a 12 wave in half and busted out my windshield. We had 3' water in the boat....The Twin Vee really surprised me how she handled the situation. As you know it can get nasty in a hurry....

Wow. What a great niche to fill. There's not much anywhere on Louisiana's coast where you can get nice new camp for 150k. I think that will do well. Then you can move the idea to Cocodrie.

There are some available in Coco Cove that are not on the water (across the street) but not sure what they go for but would probably be perfect to build Villa's like that....I heard the ones on the water go for 2K-3K a frontage foot.
