Im looking for a home in FL that has good fishing & a private dock able to accomindate a 25'-28' boat. I wont use it much so I dont wanna break the bank. Can you guys help lead me in the right direction ? Very much appriciated as I'm from the northeast. Thank you !

Florida has 1800 miles of coastline ... You really should try and narrow it down a bit.....
That said,,, your budget has basically taken out South East Florida.....

There are condos (name escapes me right now) on the Manatee River in Palmetto going for $199k and up with a private marina. There is decent to good fishing on the river and it's about a 20 minute cruise to the Gulf. Sarasota airport is about 30 minutes south (higher prices and very few non-stops), and Tampa airport (better prices and more non stops) is about 40 minutes north.

With that budget you are very limited. I would look at Merritt Island, FL. Canal homes can be had for $250k and you are 30 minutes from Orlando International.

It needs work and there is a bridge between his home and the river, but it was cheap. Definitely some deals to be had there. I believe you have to navigate the locks at Port Canaveral to make it to the ocean. Otherwise, it's a pretty good run down to Sebastian inlet.
I'm in New Port Richey. There are several homes in the area for under $250K. The fishing in the Gulf is great. As far as I'm concerned, New Port Richey is somewhere near the white-trash capital of the universe, but many of the canal communities have HOA's which help in keeping up appearances. Everything in life is a compromise.
I commute out of state and it takes less than 40 minutes to get to the airport.

To my knowledge, the canal communities in Hudson do not have HOA's...or at least, some don't. This is reflected in the appearance of the neighborhoods.
The canal communities in New Port Richey (Gulf Harbors, Gulf Harbors Woodlands, Gulf Landings and Sea Forest) are light years nicer than most of what's in Hudson...and that's saying a lot since they're both along the same stretch of 19.
Drive along 19 in Pasco and you'll be all set if you have a ton of gold you need to sell ("We Buy Gold" signs everywhere) and an addiction to titty bars.

If you don't know already, Google Maps-satellite view can help you a great deal when you're looking at areas and neighborhoods. You can zoom down to even see things in people's yards. In addition to seeing the waterways, there is also a 360 degree street view. It's like standing in the middle of the road and turning around to look at everything. It also enables you to go down the street and around corners so you can see the whole "hood".

Look in Jacksonville..very good value
we have ICW, Ocean, Rivers....great airport and NFL. You can fins a house on the river deep water or tidal....for that..

Purchase price can be in that neighborhood, but what about taxes & insurance? House can be found in Monroe County, but taxes and INSURANCE are very high.

Taxes are taxes, based on the city/county and the purchase price. They will usually be a bit lower in less urbanized counties. Insurance is going to be high on the water, especially if your house is not elevated above the flood plain.

Result is expensive services. Our insurance is the highest in the state, due to windstorm insurance. The "mainland" pays about 1/3 of what we pay for flood and windstorm insurance.
Our insurance in Monroe County exceeds our P&I on our mortgages. Crazy.

I have been looking at property on the gulf coast and have found the website below quite useful. You can turn on the satellite image overlay and set your price range. How up to date is it....dunno, but it can give you an idea of price range in the area and get the ball rolling with real estate contacts.

Did you check out Port Charlotte? Canal front homes could be bought for less than $200K. If you're looking for a deed-restricted community, Punta Gorda, which is right across Charlotte Bay, has homes in the $220,000 range. Both are on the west coast. You have a choice of fishing either Charlotte Bay or the Gulf.
Try out www.zillow.com and do a search for either town.

Monroe is an oddball county. When I say rural, i mean like Panhandle where most of the neighborhoods have drainage ditches along the side of the road instead of storm sewers. Little or no "urban service district" or city taxes in most parts. My insurance and taxes are about 80% of my P&I in St. Pete because I live one block from the bay. Insurance is more than taxes even though we have a tax rate of 25 mils in St. Pete. In Monroe, you can also pay 3 times as much for flood insurance if you live in a an old house that is not on stilts. Your taxes are based not only on a high millage rate but on VERY high assessments. Your millage rates ae high because you have had what is essentially a state mandated zero growth policy for 20 years so they have to milk the existing tax base.;).

1) Define "airport"
2) consider crime..leaving an unattended boat in south Florida can be risky.
3) I like Stuart, but just got back from Brevard county, home of NASA (Not A Soul Around). Lotsa stuff for sale, lotsa water.

Pinellas county barrier islands still have some cheap waterfronts left.You get what you pay for but some are good lots with houses that need work. Long trip to the fish but excellent beaches.

Your pretty much describing Cape Coral, still some pretty good deals. Jet Blue has multiple direct flights a day to RSW from Logan.RSW is a 20-40 minute ride depending on traffic from most of the South Cape.

I'm in the market for a home right now too. There are plenty of homes on the water way in Ft. Lauderdale 2/1 3/2 1100sqft - 2000 sqft for $250k. Some require a few upgrades and yard work some are ready to move in. If you are a cash buyer you are already miles ahead of the competition...
The homes I am talking about are on the river or finger canals about 20-40 minutes from the port and only 5-10 minutes from Ft. Lauderdale International Airport, beaches are also 5-10 minutes away

I was looking in St Pete Beach found one put an offer in for 428,000. that was move in ready then my girlfriend that was going to live there broke up with me. It was a short sale.
I already have a house in Cape San Blas (the florida panhandle) and one in Tampa on the River but I have to trailer my boat from both locations, so I was looking forward to it being on a lift with the pool in the back yard.
