Hello All
I have a 3500 square foot House on perdido bay approx 5 miles north of the
Alabama point Pass by water 4 bedroom three bath home, I do not get to use the house much Have Ice machine, fully furnished ready to go.
I am looking to see if anyone would have interest in renting it
I have docks plenty of parking thinking of seasonal rental to long term rental
Be great for someone from Mobile, Bham, Atlanta who wants to head down to the coast and have their boat and stuff ready to go without all the Expense of
owning something 1.5 hr from mobile 4hrs from Bham
Any ideas would be greatly appreciated
Not really looking to do weekly rentals unless someone manages it

Not looking to rent but I'm looking to buy in that area ! We own a condo in Cotton Bayou with boat slips that we rent out and stay at , and we are wanting to trade or sell it and move to the area permantly. Pm me if you or any one is intrested ,!! Alan

Trying listing here specifying a minimum term maybe? Snow birds do get some really good deals during the winter. Check some listings to get an idea of what the market is.
Not sure about finding a property manager if you are on the north side of the bay. Maybe a local retired person looking for something to do?

I think that you will have allot of people that is interested, but you have to figure out "how much".
I may also be interested if I don't sell my boat, can you park 34' center console at the dock and have a place to park the trailer?

Silver Yes you can dock there however, its open water, I have a ramp 500 yards away
and plenty of space to park trailer, this place has open water views but however it can get rough at times and would not want dock rash. if i had a lift it would be great with no issues,
As far as price what do you guys think would be a fair price for a 3500 square foot house on the water monthly rental with a year lease

Is it on Wolf Bay? Head west by Pirates Cove and then head north? Is it in Josephine? Hammock Bay?

look at Lillian Al Bayview Drive, on goggle earth
looked like 7.50 miles at 225 degrees to alabama point or what I call Perdido Pass from off Emanuel point.

Coconut, a friend just rented her condo for $1600/month on a year's lease. The condo has two boat slips, about 1600SF and 1/2 mile from the Pass bridge.
A house on a year's lease would be ideal for somebody wanting to move to the area and not wanting to buy right away. On the other hand, a house requires lawn and other R&M, so the market might not be as strong (considering that most people moving here are OFs)
Have you considered factoring a boat lift into rental? Not being able to keep their boat at the dock will deter people with larger boats...or single boaters that don't want to launch all the time.

FWIW
In the current market maybe $1600.00 to $1800.00 or less
there ain't many folks looking for 3500 sq ft because the power bill wiil be
$350.00 to $400.00 then garbage, sewer and water will be another $75.00. Then the renter can't get insurance at a reasonable cost or maybe not at all
The good ole days around these parts seems to have passed by

If you have it furnished with nice things and you rent it out, you will be totally pissed off after only a month of rentals. No one and I repeat no one will take care of your property. Your house will look like its aged 2 years after only a couple of renters. I had a beautiful house on Ono Island and decided to rent it a couple of times. Rent was (I thought) really high so naturally I also thought the price would weed out folks that would not take care of my house. I was sadly mistaken.

I think that is why is wanting to rent it out for minimum amount of time (monthly rentals or something).
You do have to be careful who will be renting it out though, in one hand if it isn't half way nice it will still be hard to get a better renter.

yes Wife just dropped a new kitchen in that house, and she is giving me the look about renting this out. We are in marathon Keys Florida she cant make up her mind where she wants to live....;?

Perhaps I have missed this, but on a long term type rental(6 months/1 year) How much are you wanting monthly?
