I am looking at buying a house on potomac creek. It has a dock and I took some very crude depth measurements at the end of the dock yesterday and got 3.5-4' 2 hours after high tide. Does anyone know if there is a navigable channel on Potomac creek from the penninsula jutting up from the south? The house we are looking at is west of the penninsula. We haven't put our boat in the water so we can't test it ourselves before we put an offer on the house. I've attached a link of the NOAA chart, but I am looking for first hand experience instead of a coarse map.

Are you talking about the big green peninsula that shows 1' depths on it's west side? What do you draw?

yes, that is the pennisula. The draft is 2' w/ 3' max. The MLS for the home states that there is a channel and navigable water, but I am more than hesitant to rely solely on that. I am looking for boater experience at this part of the water.

Saw a reply to your posting over at POTP. I'd be hesitant to navigate up creek from the channel after reading that. I think you'll be a real slave to the tides. I'd also inform the listing agent that the MLS is misleading.

Looked at the chart and on Goggle Earth, not many docks on that part of the creek and appears well silted in. Good luck finding a good place, enjoyed my boating in that area.

There are channel markers up to Belle Plains. What is the address of the house you are considering and what size boat do you have?
